Aberdeen city centre can be reached within an hour via the dual carriageway to Ellon and the newly completed AWPR. The AWPR also allows an easy commute to various industrial Estates and Aberdeen International Airport. Peterhead has a good range of amenities including a good variety of shops, supermarkets, restaurants, hotels, sporting facilities and a community centre. The town also has good bus links to the city and has both primary and secondary schools. There is a popular golf course, a marina and a range of beaches in Peterhead and the surrounding area where walks and beautiful scenery can be enjoyed. CASTLE COACH HOUSE The castle coach house is a characterful detached property sat in around 1.6 acres and with an open outlook over the River Ugie. With extensive garden grounds surrounding the property, this is a rare opportunity to acquire a family home with superb potential and in a beautiful location. Worthy of particular note is that the property includes the remains of the historic Inverugie Castle, which lies adjacent to the Castle Coach House. The castle remains are steeped in history and charm and offers a unique and interesting opportunity to own a Scottish historic building. Thus, Castle Coach House offers the comforts of a 20th century family home alongside the most fascinating 17th century history. The accommodation of the Castle Coach House includes an entrance vestibule, large entrance hall and a lounge and sitting room on open plan and separate dining room overlooking the garden. The modern kitchen has a large window with views of the River Ugie and completing the accommodation ion the ground floor is the shower room. Upstairs there is the master bedroom, of exceptional proportions, and with a dressing room and ensuite shower room, 3 further bedrooms and a home office and separate bathroom complete the accommodation. The grounds extend down to the banks of the River Ugie and the garden grounds surrounding the house include ice house, woodlands, patio areas and grass lawns offering impressive outdoor space. INVERUGIE CASTLE Inverugie castle dates back to the late 16th century and early 17th century and today the remains of such castle are classed with category ‘B’ listing from Historic Scotland. History tells us the castle was occupied by members of Clan Keith and lies above the River Ugie. The main tower house is visible with round towers on the northeast and southeast corners. To the West a small archway leads through to a courtyards flanked by remains of buildings on the south. Inverugie Castle boundaries the Castle Coach House to the South and forms part of the sale. We understand there is no prospect of development. ACCOMMODATION Ground Floor: Entrance hall, lounge and sitting room on open plan, dining room, dining kitchen and shower room. First Floor: Master bedroom with ensuite shower room, three further bedrooms, bathroom and home office. GARDEN GROUNDS The grounds extends to around 1.6 of an acre in total. This includes beautiful garden grounds to the south side including a large grass lawn flanked by mature trees, hedges and shrubs. The grounds roll also to the banks of the River Ugie with the boundary, we believe, extending to the midpoint of the river. A sheltered patio area lies closest to the house and to the north side there is a woodland area with paths meandering through. Garden sheds. Stone chip drive way for several cars and double detached garage with electric doors, power and light. The garage was extensively refurbished in 2017.
