Location and Description The subject property is a part built residential development site. It is located on Gladeside, a residential road within Shirley in Croydon. Shirley is located to the east of Croydon town centre and is considered to be one of the more desirable residential locations within the London Borough of Croydon. Shirley is located approximately 19.3km (12 miles) to the South of Central London and the site is approximately 3.2 km (2 miles) north east of Croydon town centre. Whilst there are no immediate underground or railway stations, the site is in close proximity to two tram stops (Woodside tram link and Arena tram link), which provide a frequent service in one direction to central Croydon with a journey time of approximately 10 minutes and in the opposite direction to Beckingham Junction in approximately 50 minutes. Croydon provides excellent transport facilities, with frequent rail services to Brighton and the South East and into various destinations in Central London, with a journey time of approximately 15-20 minutes. There are various regeneration schemes that are proposed to occur in Croydon, as well as substantial transport improvements. The development pipeline is focused on central Croydon, and particularly around East Croydon station. This includes the Croydon Gateway scheme by Stanhope, the Park Place development by Minerva, the Croydon CURV schemes, the Menta development on Cherry Orchard Road, and other developments proposed by such parties as Land Securities, Berkeley Homes and Terrace Hill. However, all of these developments are large mixed use schemes. Their residential component primarily focuses on high density tower buildings that will provide apartments rather than houses. Therefore, whilst these schemes may enhance the attraction of Croydon as a destination they are not directly comparable to the subject property and may be delayed due to funding and other constraints. There is relatively little competing development in the area of this nature. The subject site is ‘L-shaped’ with a narrow frontage onto Gladeside, which is residential road leading off Bywood Avenue where there are local facilities, including a hairdresser and convenience store. The surrounding area is predominantly residential in character, with a mix of semi- detached houses and bungalows, the majority of which appear to have been constructed in the 1930’s. Full planning permission (Reference 07/00961/P) was secured in April 2007 for the development of four houses. Work has commenced on the two 3 bedroom bungalows (plots 3 & 4) to the rear of the site. The work to date is to brick/blockwork construction to eaves level only. No work has started on the two 3 bedroom detached houses (plots 1 & 2) to the front of the site. The site is secured by fencing and is padlocked and whilst materials are stored on site we are not aware of any break ins to date.
