Yuexiu Property Acquired Kunshan Huaqiao Land Parcel in Jiangsu Province *** Acquired Quality Land in Jiangsu Further Expanding National Strategic Layout [Immediate Release] Yuexiu Property Acquired Kunshan Huaqiao Land Parcel in Jiangsu Province *** Acquired Quality Land in Jiangsu Further Expanding National Strategic Layout (December 12, 2012, Hong Kong)—Yuexiu Property Company Limited (“Yuexiu Property” or the “Company”) (HKEx Stock Code: 00123) announced that on December 11, 2012, the Company acquired a parcel of land located at Huaqiao Town, Kunshan City, Jiangsu Province (refers to “Kunshan Huaqiao Land Parcel”) by way of open tender, with a total site area of approximately 165,200 sq.m. and a total permissible gross floor area (GFA) of approximately 429,500 sq.m.. The consideration is approximately RMB496 million, representing an average land cost of approximately RMB1,150 per sq.m.. The land has been approved for residential and commercial uses. As of the announcement date, the Company’s total landbank amounted to approximately 13.90 million sq.m.. In terms of the attributable interest, the Company’s landbank amounted to approximately 13.50 million sq.m.. The parcel of land is located at Huaqiao Town, Kunshan City, Jiangsu Province, with Huaji Road and Jishan Road at the south and the west respectively. Its northern boundary is adjacent to a natural river. The land parcel is situated close to the boundary line between Shanghai City and Kunshan City and is about 10-minute drive from the Anting station of Shanghai Metro Line No.11. According to the development plan of Shanghai Metro lines, an extension line of Line No.11 will be in the vicinity of the land parcel. As well, the land parcel is only 5-minute drive from the centre of Kunshan City. It is expected that the economic development of Shanghai City and Kunshan City will drive the development of property market in the surrounding areas of the land parcel, thereby giving it great future development potential. Situated at the southeast of Jiangsu Province, Wuhan City lies between Shanghai City and Suzhou City with a population of approximately 2 million. In the first half of 2012, Kunshan City generated a gross domestic product (GDP) of RMB124,042 million, representing a 10.2% growth on a year-on-year basis, having a great potential 1 in further economic progress. Topping the list of the “Forbes China List of Best County-Level Cities” unveiled by Forbes China, the famous global financial magazine, for four consecutive years since 2009, Kunshan City’s urbanization process and urban sustainability is highly recognized. From the 1940’s the major urban planning strategy is trying to de-centralize the overcrowded population in the central part of the city, where the density was even as high as 70000 people/sq.km, now decreased to 40000 people/sq.km. The still very high dense city contributes relative less motorized travel, as over 50% of people travel by foot and bike. But it also creates the problem of congestion in the city center, degenerated quality. And the rapid growth claims more space to accommodate more diversity and dynamic economic activities. The tendency shows Shanghai should transfer its spatial structure from Mono-center to Poly center. But the de-centralization strategy to encourage the people stay in the satellite town has not been success. Recently the municipal government has put great attention to support the secondary city in the suburb of Shanghai, according to the plan the most important three new towns will be with the population of one million. More and more industry has also been moved out to the suburb due to the lower cost for land and convenient for freight transport. In the year 2010, the world expo will be held in shanghai, some major infrastructure is now under-construction, which including the 400km metro system, and several the major passenger interchanges, all those will have a big influence on the spatial structure of Shanghai Region.

Not far from the world-famous Shanghai International Circuit, home to the Chinese Grand Prix, is the town of Anting – one of China’s earliest and most important automotive hubs. Shanghai Automotive Industry Corporation (SAIC) was founded there in 1984, with the joint venture SAIC-VW following in 1988. Today, start-ups like Nio and suppliers like Schaeffler, ZF and Brose maintain sites here too. Almost everything else in the town is connected to cars: in 2007 an automobile museum opened and it now neighbours a Porsche Experience Centre. It is unsurprising, therefore, that Porsche Engineering chose Anting for its Chinese base. The company has pursued engineering projects here together with its local customers since 2015. Key fields of research are suspension systems, high-power charging and software development. Porsche Engineering’s Chinese operations have history: the engineers have been active here for more than 25 years so opening a branch here was the logical thing to do. “Customer projects have always been part and parcel of Porsche,” says Kurt Schwaiger, head of the Shanghai branch. “We’re simply continuing the history.” Besides Chinese OEMs, the key accounts also include companies from the VW Group.
