[Immediate Release] Yuexiu Property Acquired Kunshan Huaqiao Land Parcel in Jiangsu Province *** Acquired Quality Land in Jiangsu Further Expanding National Strategic Layout (December 12, 2012, Hong Kong)—Yuexiu Property Company Limited (“Yuexiu Property” or the “Company”) (HKEx Stock Code: 00123) announced that on December 11, 2012, the Company acquired a parcel of land located at Huaqiao Town, Kunshan City, Jiangsu Province (refers to “Kunshan Huaqiao Land Parcel”) by way of open tender, with a total site area of approximately 165,200 sq.m. and a total permissible gross floor area (GFA) of approximately 429,500 sq.m.. The consideration is approximately RMB496 million, representing an average land cost of approximately RMB1,150 per sq.m.. The land has been approved for residential and commercial uses. As of the announcement date, the Company’s total landbank amounted to approximately 13.90 million sq.m.. In terms of the attributable interest, the Company’s landbank amounted to approximately 13.50 million sq.m.. The parcel of land is located at Huaqiao Town, Kunshan City, Jiangsu Province, with Huaji Road and Jishan Road at the south and the west respectively. Its northern boundary is adjacent to a natural river. The land parcel is situated close to the boundary line between Shanghai City and Kunshan City and is about 10-minute drive from the Anting station of Shanghai Metro Line No.11. According to the development plan of Shanghai Metro lines, an extension line of Line No.11 will be in the vicinity of the land parcel. As well, the land parcel is only 5-minute drive from the centre of Kunshan City. It is expected that the economic development of Shanghai City and Kunshan City will drive the development of property market in the surrounding areas of the land parcel, thereby giving it great future development potential. Situated at the southeast of Jiangsu Province, Wuhan City lies between Shanghai City and Suzhou City with a population of approximately 2 million. In the first half of 2012, Kunshan City generated a gross domestic product (GDP) of RMB124,042 million, representing a 10.2% growth on a year-on-year basis, having a great potential 1 in further economic progress. Topping the list of the “Forbes China List of Best County-Level Cities” unveiled by Forbes China, the famous global financial magazine, for four consecutive years since 2009, Kunshan City’s urbanization process and urban sustainability is highly recognized. The Management of Yuexiu Property said, “Following the acquisition of the Kunshan Huaqiao Land Parcel, the Company further expanded the national strategic layout, which is consistent to the Company’s strategy of “Home base in Guangzhou and strategic expansion nationwide”. As of the announcement date, the Company’s landbank has covered 11 cities.
