In all, about 6 acres. 3 Ref: LCAA5344 DESCRIPTION Mellangoose Mill is found in the most gorgeous of rural settings facing south across a tranquil and sheltered valley that is such a suntrap that is has previously been used as a successful vineyard! The surroundings belie its near proximity to Helston which is only about a mile and a half away through quiet country lanes. The immediate surrounding area is little populated although Mellangoose Mill is not isolated as it has neighbours on the opposite side of the river which forms the southern boundary of its about 6 acres of land. The land stretches away from the buildings to the west and comprises of two well drained fields and a wondrous lake with a central island, broad grassed banks and all surrounded by woodland with further small ponds, the young river and the leat all nearby. Many different types of birdlife and wildlife have been seen here by our clients even including an otter. As the river runs along the southern edge of the boundary, the leat leads along the upper limit of the fields and through an area where it forms a feature with a bridge crossing over it in the garden. The leat then tumbles down beside the Old Mill and forms part of a small and picturesque network of streams which feed duck pond in front of the house that are dappled with shade from large mature trees. The main house accommodation is approached via a protruding porch which then opens into a reception hall with a light wood turning staircase rising to the first floor and has an open sided area through to a generous dining room which has an Aga set into a recessed fireplace with a window in its back facing straight towards to small waterfall. LOCATION Mellangoose Mill is found almost equidistantly between Helston and the creekside village of Gweek at the head of the navigable portion of the Helford River. The Helford River has been immortalised by the words of Daphne Du Maurier and offers wonderful sheltered sailing waters for small craft and mooring for larger yachts as well as sandy beaches and walks along its woodland lined banks. The south coast is only a couple of miles distant and can be approached along footpaths through the Penrose Estate, passing Loe Pool before reaching Porthleven Sands and Loe Bar. The picturesque fishing village of Porthleven has become renowned for the quality of its restaurants which overlook its much photographed harbour. To the west of Helston is the long sandy beach at Praa Sands, whilst to the south and east is the rugged Lizard peninsula which the South West Coast Path loops around over its many rugged cliff tops. A short distance to the north is Redruth where there is a mainline railway station with direct trains on the Penzance to Paddington line.
