The surroundings belie its near proximity to Helston which is only about a mile and a half away through quiet country lanes. The immediate surrounding area is little populated although Mellangoose Mill is not isolated as it has neighbours on the opposite side of the river which forms the southern boundary of its about 6 acres of land. The land stretches away from the buildings to the west and comprises of two well drained fields and a wondrous lake with a central island, broad grassed banks and all surrounded by woodland with further small ponds, the young river and the leat all nearby. Many different types of birdlife and wildlife have been seen here by our clients even including an otter. As the river runs along the southern edge of the boundary, the leat leads along the upper limit of the fields and through an area where it forms a feature with a bridge crossing over it in the garden. The leat then tumbles down beside the Old Mill and forms part of a small and picturesque network of streams which feed duck pond in front of the house that are dappled with shade from large mature trees. Amongst the pond and streams are places to sit and enjoy this unique environment. Around the house are lawns and beyond the mill is an orchard. The stone mill is in good repair and is of an attractive nature with granite quoins and stone facings, although the interior has been improved and was used in the production of wine as well as a dry store. Opposite the mill is a large workshop and there is adequate space within the grounds to erect further outbuildings if required. 4 Ref: LCAA5344 The house and its adjoining stone barn have been converted, altered and improved over the years to now provide generous character accommodation in two individual units, although there is provision for a door at ground floor level and the first floor is linked allowing the number of bedrooms in each section to be simply rearranged with the opening and closing of doors and between them they offer seven bedrooms in total. The main house accommodation is approached via a protruding porch which then opens into a reception hall with a light wood turning staircase rising to the first floor and has an open sided area through to a generous dining room which has an Aga set into a recessed fireplace with a window in its back facing straight towards to small waterfall. Beyond the dining room is an attractive solid wood fronted kitchen with a walk-in larder and beyond the kitchen is a generous utility room and separate wc. A short flight of steps descend from the other side of the reception hall down to a 25’ long sitting room with a study beyond it which is where the door would link through to the neighbouring barn at ground floor level. LOCATION Mellangoose Mill is found almost equidistantly between Helston and the creekside village of Gweek at the head of the navigable portion of the Helford River. The Helford River has been immortalised by the words of Daphne Du Maurier and offers wonderful sheltered sailing waters for small craft and mooring for larger yachts as well as sandy beaches and walks along its woodland lined banks. The south coast is only a couple of miles distant and can be approached along footpaths through the Penrose Estate, passing Loe Pool before reaching Porthleven Sands and Loe Bar. The picturesque fishing village of Porthleven has become renowned for the quality of its restaurants which overlook its much photographed harbour. To the west of Helston is the long sandy beach at Praa Sands, whilst to the south and east is the rugged Lizard peninsula which the South West Coast Path loops around over its many rugged cliff tops. Nearby Gweek has a general store, the Black Swan Inn, a public seal sanctuary and a boatyard. Helston is the nearest large town and is regarded as the gateway to the unspoilt Lizard peninsula. Helston is a historic market town and has the widest range of services in the area including schooling for all ages, a hospital, sports centre, a full range of professional services, local retailers and supermarkets on the outskirts. A short distance to the north is Redruth where there is a mainline railway station with direct trains on the Penzance to Paddington line. About 20 minutes drive away to the east is the port town of 6 Ref: LCAA5344 Falmouth which has a further wide range of amenities as well as Cornwall’s largest harbour and first class boating facilities. Geoscience in south-west England, 10, 323-328. The geochemistry and mineralogy of the intertidal sediments of the Helford River, Cornwall have been examined to assess the potential impact of mining activity on sediment supply. Cores from Polpenwith and Polwheveral creeks show a pulse in Sn (1000-1100 ppm), Cu (800-900 ppm) and Zn (500-600 ppm) at a depth of 30 cm below the present day sediment surface; As and Pb values are typically low and show little down-core variation (<130 ppm As and <78 ppm Pb). Two cores recovered near Gweek have generally low and invariant down-core geochemical signatures, except for a single sample from the base of Core 2 which shows a sudden increase in Sn to >1800 ppm. In addition, two cores were collected from the mouth of Mawgan Creek. Core 4 shows a low but invariant geochemical signature but Core 3 shows a significant down-core increase in Sn (>1900 ppm Sn), Cu (588 ppm) and Zn (1297 ppm). The heavy mineral assemblage is dominated by cassiterite, chalcopyrite and sphalerite, along with less abundant zircon, monazite, ilmenite, rutile/anatase, sphene, wolframite, barite and rare slag products. Diagenetic pyrite, bornite and Fe oxides also occur.

Some small- scale flooding risks exist at Porth Navas, St Anthony in Meneage. Managed realignment in the Gweek area (excluding Gweek Quay) could provide valuable intertidal habitat creation opportunities. There are numerous historic sites across the undefended parts of the estuary which may potentially be adversely impacted or ultimately lost under a no active intervention approach. Recreational use would generally be unaffected by the plan. Generally it is felt the application of a broad-scale NAI approach will support the unspoilt beauty and tranquility which exists across the whole estuary. Locations where some intervention is necessary are therefore the exception and only in response to localised risks. The designated habitats of the SAC (which includes sandbanks, mudflats and sandflats, large shallow inlets and bays and Atlantic salt meadows) are provided with the best chance to naturally adapt to sea level rise through the NAI approach. Natural topography, sediment availability and changes in the tidal prism will influence exactly how these habitats adapt and over what extent. At Durgan, several listed properties are indicated to be at risk. The settlement is principally owned by the National Trust. The approach here would be not to constrain natural processes, to invoke non-interventional approach and to allow property to be lost over time.
