Unlike the other planned cities of India, Navi Mumbai was specifically built as a planned decentralization of a large metropolitan city. The research focuses on explaining the urban social pattern of this particular case study. An urban social pattern reflects the social characteristics of the urban setting. In the case of Navi Mumbai, the government had a social agenda of promoting a social pattern based on socioeconomic distribution rather than an ethnic one. Analysis of the data provides an insight to the results of this social agenda, and provides a basis to frame new ones. Thus, the study not only addresses a basic research question, but also has policy implications. The research involves a comprehensive review of secondary source material to establish the theoretical framework for the research. The review also involves an extensive inspection of urban social patterns across the world to better contextualize this particular case study. The research puts forth a model that explains the social pattern of Navi Mumbai by social area analysis using variables, which are drawn from social aspects of any city and indigenous factors of Indian settlements.

    M A R K E T B E AT MUMBAI Residential Q2 2020 Sharp drop in new launches in Q2 2020 Mumbai’s residential market saw the launch of only 1,230 residential units spread across five projects, in Q2 2020. New launches were down by 91.7% on a q-o-q basis and 92.3% on an annual basis, making it the weakest quarter of all-time in terms of market activity as the lockdown in Mumbai remained in force DECREASE IN NEW LAUNCHES in the face of rising infection cases. The sub-markets of Thane, Eastern Suburbs and Extended Western Suburbs witnessed new launches with Thane 4.7% ON Y-O-Y BASIS accounting for a 55.3% share. Piramal Realty, Sumer Corporation, Ornate Universal, Raunak Group and Vaibhav Laxmi Shivsmruti Developers were the players who introduced new projects in the quarter. Project approval delays in Q2 were a key reason for the significantly lower launches.     MA R K E T B E AT MUMBAI Residential Q1 2021 Resurgence of COVID affected residential launches in Q1 Mumbai’s residential sector witnessed launch of 10,742 units during the first quarter of 2021 with a marginal q-o-q drop of 6.5%. Developers launched fewer units in the current quarter on the back of resurgence of COVID and rising infection levels in the city. On a y-o-y basis, launches were down by 39.1%, which Q-O-Q DROP IN NEW LAUNCHES indicates that sustained recovery is still a few quarters away though residential sales have been improving gradually. Eastern Suburbs submarket witnessed 6.5% (Q1 2021) the maximum launches during the quarter with a share of 29% followed by Extended Eastern Suburbs and Western Suburbs with 26% and 21% shares, respectively. On a quarterly basis, while all these submarkets witnessed growth in new launches, few other submarkets like Thane, Navi Mumbai and Extended Western Suburbs saw perceptible drop in quarterly launches. Prominent developers like Godrej Properties, Runwal Group, Oberoi Realty and 57% SHARE OF MID SEGMENT IN Raymond Realty were the most active during the quarter and contributed nearly 47% of the total new launched units. Developers across all submarkets have UNIT LAUNCHES (Q1 2021) been focusing on the completion of ongoing projects but rising Covid cases and localized restrictions might impact construction timelines and further delay the handover of new homes by at least 3-6 months.
