This presentation has been prepared by 5plus Architects with HGH Planning Consultants and covers the Architectural and Planning Context elements. EAS Consultants have prepared the Transport Statement, Travel Plan, Delivery and Service Plan, as well as the Drainage Assessment and Sustainable Urban Drainage strategy (SUDs). Archaeology Collective have prepared the Archaeological Assessment which will be submitted as part of a Planning Submission. Tyler Grange have carried out the Visual Impact Assessment which forms part of this presentation, as well as the Ecology Report and Landscape Design. 4.2 Site Analysis Site in Local Context

Local Context The site is located in the London Borough of Harrow, between the A5 and Stanmore Country Park. The site is currently occupied by a Golf Club House building and golf course, associated driving range and car parking. The area outlined in red sets out the site area which has been acquired by the client for re-development. The blue line sets out the extents of the existing Golf Course facility. The site is located on the edge of the Green Belt as shown in the adjacent diagram. The site already has 13,428 sq.ft. of development within the footprint of the site; similarly there is also residential built development to the south of the site, and a collection of development associated with the Royal National Orthopaedic Hospital and Centennial Park to the North West of the site.

Conclusion Predicted breakout music noise levels from the banqueting suite, when all external windows and doors are closed, are significantly below the lowest background Receptor R3 sound levels measured in the period to midnight, and are therefore below the No Observed Adverse Effect Level. In accordance with the matrix in PPG (Noise), no specific measures are Receptor R1 required to mitigate noise from that source. It is recommended that the internal noise levels set out in Table 3 are used as limits to internal sound levels within the banqueting hall and attached spaces.
