Jokisch As over 76 million U.S. baby boomers prepare for retirement, Latin American countries are poised to experience increasing numbers of foreign leisure and retirement migrants. Comparatively wealthy ‘residential tourists’ from the U.S. have already transformed parts of Latin America. Meanwhile, national incentive policies, media coverage, and aggressive online marketing continue to attract international residents to an increasing number of destinations. Boquete, Panama has experienced a particularly rapid emergence as a destination, and may exemplify a new model of residential tourism development. Using qualitative data from on-site interviews, this thesis will discuss a range of issues and concerns experienced and articulated by local residents of distinct socioeconomic backgrounds. By incorporating a web-based marketing content analysis, this thesis will also argue that rapid, Internet-propelled development has attracted complex and dynamic international residents.

I negotiated a price with the seller, contacted my Panamanian attorney, and went back to Arizona. The sale closed in about 6 weeks without me physically being there. Anyone can own property in Panama. Foreigners have the same property rights as Panamanians. You do not have to be a resident of Panama; you can purchase real estate as a tourist. If you have been considering diversifying your real estate holdings offshore, capitalizing on the opportunities available in the Republic of Panama is relatively easy. You will want to use a Panamanian attorney for the process of purchasing titled real estate. They typically charge a flat fee for the service, which varies greatly among lawyers, and there will be closing costs and real estate or corporate transfer taxes on top of that. Holding Title to Property You will have to decide how you want to hold title to the property. If you are looking for asset protection or plan to use the property as a rental, you may want to hold title in a Panamanian Corporation. In the central city, high-end condominium construction briskly altered the character of older waterfront neighborhoods, while on the peri-urban fringe, the rapid fabrication of mass-produced single-family housing drew the city‘s working classes ever farther outward. Driven by strong demand attributable to remarkable economic growth, the first decade of the 21st century was characterized by a construction boom unprecedented in both scope and scale. Drawing theoretical inspiration from a wide body of literature interconnecting the urbanization process with global institutions and phenomena, this dissertation analyzes Panama City‘s recent physical transformation from a morphological perspective across a variety of scales, ranging from individual parcels and buildings to the metropolitan area. Utilizing data from interviews, public archives, aerial imagery, and cadastral records, this study applies a unique, mixed-methods approach to investigate specifically how and why Panama City underwent such a rapid transformation, and how that was connected to global forces more broadly.
