The Life Insurance Association of Japan a) Basic Information The Life Insurance Association of Japan (LIAJ) started as an incorporated association with formal sanction by the authorities concerned on December 7, 1908. Since then, the Association has continued to make efforts for the sound development of the life insurance industry. 1) Objective To strive for the sound development of the life insurance industry and maintain its reliability. 2) Activities page I) Activities to provide information and promote understanding on the life insurance business ························ 43 II) Consultation services, complaint processing and dispute resolution operations regarding life insurance ······· 43 III) Activities regarding systems and measures to ensure appropriate operation of the life insurance business ··· 45 IV) Activities regarding education and training for the staff of member companies ·········································· 49 V) Research and study activities regarding the theory and practice of life insurance VI) Activities regarding making requests and proposals to relevant authorities, agencies and organizations ······· 51 VII) Activities to fulfill social responsibilities ································································································ 52 VIII) Other activities considered necessary to achieve the goals of the LIAJ Note: This “Life Insurance Business in Japan” does not specifically introduce (V) Research and study activities regarding the theory and practice of life insurance and (VIII) Other activities considered necessary to achieve the goals of the LIAJ. 3) History 1898 ・The Forum of Japanese Life Insurers was founded. 1905 ・The Forum of Japanese Life Insurers was reorganized into the Association of Japanese Life Insurers. 1908 ・The Association of Japanese Life Insurers was authorized as an incorporated association. 1942 ・The Life Insurance Control Association was founded. The Association of Japanese Life Insurers was renamed the Life Insurance Network, and most of its operations were transferred to the Life Insurance Control Association. 1945 ・The Life Insurance Council of Japan was founded to take over the operations of the Control Association after it was dissolved. The Life Insurance Network was renamed The Life Insurance Association of Japan (LIAJ). All the operations of the Life Insurance Network were transferred to the LIAJ. 2008 ・The LIAJ marked the 100th anniversary since its foundation. 2014 ・The LIAJ made a transition from an incorporated association to a general incorporated association. 4) Membership All 41 life insurance companies operating in Japan (As of December 31, 2016) 5) Board Members Representatives of member companies and full-time officers of the LIAJ (See page 40 for the list of Board Members.) 6) Offices 52 offices (the headquarters in Tokyo and 51 local offices) (As of December 31, 2016) 7) Number of Employees 268 employees (As of December 31, 2016) 8) Funding Membership fees and revenues from business activities such as examination business (Budget for fiscal 2015: approx. 5.24 billion yen, of which 4.14 billion yen from membership fees and 1.05 billion yen from revenues from business activities) LIAJ Business in Japan 2015/2016 38 3. The reason for the replacement was a shift in Tokyo’s environmental problems from industrial pollution mainly attributable to factories to urban and domestic pollution due to vehicle emissions and chemical substances, which may sometimes be related to climate change problems. In 2002, we started two programmes on which Tokyo’s present climate change strategy has been based: Tokyo Green Building Program for new buildings and Tokyo Carbon Reduction Reporting Program for existing large facilities. Since 2005, we have been promoting environmentally superior developments by introducing a mechanism to evaluate and disclose facilities’ efforts made in the programmes. In Tokyo’s Big Change - The 10-Year Plan developed in 2006, we set a goal of reducing citywide greenhouse gas emissions by 25% below 2000 levels by 2020 to make Tokyo a city with the least environmental impact in the world. Then in 2007, we announced the Tokyo Climate Change Strategy, which clarified our basic attitude toward tackling climate change for the next 10 years. Following a revision of the Tokyo Metropolitan Environmental Security Ordinance in 2008, we launched the Tokyo Cap-and-Trade Program for large facilities, the world’s first urban cap- and-trade scheme that covers office buildings as well, and the Carbon Reduction Reporting Program for small and medium facilities, committed to advancing our climate change strategy ever since then.

He let out a pained grunt, slumping down to the walkway floor with his head hanging down. The skies above the rental apartment building in Setagaya were gloomy. Light enough to be seen as mere overcast and not a rainstorm, but gloomy nonetheless. It did nothing to help his current situation, his landlord marching to the door’s edge. He was a man of average size, with a lanky physique bordering on anorexic, with a bloated stomach to boot. His taupe-grey hair was heavily receded, exposing his forehead and the front third of the top of his head to almost impressive effect, and his mouth was missing some teeth, one on top and two on bottom as far as the incisors were concerned. He stood in the doorway, in a white chest-stained wifebeater whose bottom hem stopped short of his belly button and grey cotton sweatpants with a black drawstring, staring down at Naokuu with hands on his hips and a cock-eyed glare.

This paper describes a system for the control of rotation around the vertical axis during the lifting of members. The system consists of three major units; a sensing unit, an operation unit, and an actuating unit. The operation unit incorporates a rate gyro, which keeps track of the lifted members in initial direction. It controls the actuating unit, which consists of a pair of blowers that stabilize orientation during lifting. Although this system contributes greatly to safety and work efficiency when used alone, it will also be an extremely useful sub-system in the future total automation of construction. 1. INTRODUCTION In the construction of a super-high-rise building, it is generally the case that the more stories to be constructed, the greater the number of working days lost due to inclement weather. The major causes of this loss are rainfall and strong winds. While some days on which work must be halted occur even in the construction of lower stories regardless of the height, days lost to strong winds occur more frequently as the working height increases.

The REIT has created a quality portfolio by investing in highly competitive large-scale buildings located mainly in central Tokyo. NBF obtained good properties of high rarity such as Shinjuku Mitsui Building and GranTokyo South Tower for a total of about 270 billion yen in the last year, achieving significant external growth. With an asset size of approximately 1,360 billion yen, NBF has established one of the most robust business bases in the J-REIT industry. It has been working on the portfolio improvement by replacing assets through, for instance, the selling of a property with an unrealized loss on advantageous terms.
