PROJECT 1:

SUVINISA (M) SDN. BHD. (Staff Accommodation) – Year 2007

Suvinisa is a company that organizes Airlines training for flight crews and pilots from Thailand, China, Korea and Indonesia. Ms. Valsala of Oriental Realty (Kelana Jaya) was appointed to source 30 fully furnished units in proximity to KLIA highway. We assisted and coordinated as the appointed agent within the terms and condition of the tenancy.

USJ 1 AVENUE CONDO,SUBANG • Assist airline to Source for few suitable JAYA location – easier to shortlist, we take Suvinisa representative to view each site and brief the surroundings. • Rentals are negotiated within the budget @ RM2500 per month. • Coordinating the renovation of basic fittings and furnishing of each units. • Units are taken individually from each owner and furnished according to the Airlines requirements. Costing individual owners around RM20K. • Arranging the management services and bus transportation. • Upon arrival, trainees were briefed on the house rules.

PROJECT 2:

MULTIMEDIA UNIVERSITY @ (Student Accommodation) – Phase 1 Year 2008

Oriental Realty (Kelana Jaya) – Ms. Valsala was appointed by MMU to assist students for off-campus accommodation due to shortage of in-campus hostel for boys. We were asked to handle 100 boys on the off-campus accommodation.

• Participation during student registration of program • Briefing parents and students on the student off-campus accommodation offer

• Preparation of application forms, set of student hostel rules, setting the room rates along with University and the developer (Property owner) • Collection of deposits and rentals, room allocations and house rules briefing • Attending to all the day-to-day student issues – student check-in/check-out, changing room, unit maintenance issues, discipline, emergency and etc.

With the assistance of MK Land (Developer) we proposed apartment belonging to the developer which is located right opposite the University entrance as the student off-campus accommodation.

BRACHTIA MAJU was appointed by MK Land (Property Owner) as the student HOSTEL MANAGEMENT and the job scopes are:

• Attending to all the day-to-day student issues – student check-in/check-out, changing room, unit maintenance issues, discipline, emergency and etc. • To furnish and rent-out Cyberia Crescent 1 – Town Villa and Crescent 2 Condo in Cyberjaya to MMU students. • Monitoring furnishing of all the units as per University’s requirements • Collection of monthly, quarterly rental and utility bills payment from the students • Payments of rental direct to the developers, and utilities to respective provider (TNB, SYABAS & TM Net internet) • Providing Management services and warden service to the students – fees are paid by the developer to Brachtia Maju • Preparation on accounts report monthly to the developer.

CYBERIA CRESCENT 1 TOWN VILLA, CYBERJAYA

Furniture - Single or Double deck bed, Study table + Chair, Wardrobe and dining table.

Furnishing Cost from RM6500 to RM9500.

PROJECT 3:

WESTERN DIGITAL (Workers Accommodation) Year 2009

Oriental Realty (Kelana Jaya) – Ms. Valsala was appointed to assist in the sourcing of accommodation for 100 foreign factory workers’ hostel for Western Digital within 15km radius. Each apartment was rented with basic fittings for RM550 per month.

MENTARI APARTMENT BLOCK 11 @ SUNWAY, • To shortlist, we take the representative to view each site and understand their concern and requirements. • Assist in preparation of tenancy agreement with each individual owner and all the documents required to prove of ownership. • Tabulation of all the necessary information in report form and handover to Western Digital person in-charge.

PROJECT 4:

PANTAI NURSING COLLEGE (Student Accommodation) – Year 2009

Oriental Realty (Kelana Jaya) – Ms. Valsala, was appointed to source space to operate a Nursing College (40,000sf) approximately 60 units of students’ hostel. • Proposal of few location and site visit with the representative. • Presentation on the proposed site terms and costing. • Confirmation and assisting in setting the terms together for the tenancy agreements. • Sourcing for the 60 units of students’ hostel which was nearer to the college from the developer (Andaman Group) – Casa Subang Apartment. o Furnished for students and request for redesign according to the nursing college’s requirements. o Inventory of all the apartment units before handover. • Continue assisting and supporting the Pantai Nursing College in regards of any matter arising from time-to-time.

PROJECT 5

MANIPAL INTERNATIONAL UNIVERSITY (MIU) @ Kelana Jaya (Student Accommodation)

Oriental Realty (Kelana Jaya) – Ms. Valsala, was appointed by Manipal University to source 40 units for students’ hostel. We proposed few accommodation locations to the University depending on the proximity and suitability.

• Proposal of few locations and site visit with the representative. • Presentation on the proposed sites terms and costing. • Confirmation and assisting in setting the terms together for the tenancy agreements. • Appoint BRACHTIA MAJU as the Hostel Management o Sourcing for furniture’s with option o Assist to monitor the renovation and the furnishing o Inventory of all the apartment units before handover o Assist in the payment of rental to all the owners and the utilities bills of each unit.

PRIMA U1, • Total 40 Units • Rental per month RM1600 for basic units • BRACHTIA MAJU assist MIU in fully furnishing the unit as per request by the University o Furniture was source from Courts Mammoth • BRACHTIA MAJU as a hostel manager assists MIU to distribute monthly owner’s rental.

HERIOT WATT UNIVERSITY (HWUM) @ (Student Accommodation)

Oriental Realty (Kelana Jaya) Ms. Valsala, was appointed by Meda Inc (Property Developer) to assist Heriot Watt University Malaysia (HWUM) on student registration for accommodation at The ARC @ Cyberjaya. The Arc apartment are designed and furnished for student accommodation.

• Phase 1 – July 2014 intake - Total 11 Units (45 students) • Preparation of application forms, set of student hostel rules, setting the room rates along with University and the developer (Property owner), prepare Power Point presentation and promotion flyer. • Assist in University Open Day (a month before student intake) any enquiry from parents and students on the off-campus student accommodation @ The ARC, Cyberjaya • Presentation, briefing and taking them for viewing the proposed property as student accommodation

• Attending to student enquiry and viewing the hostel

before and after the Intake Commencement.

The ARC @ CYBERJAYA, • Collection of booking fees, registration, Room allocation (single / twin sharing), handover key, introducing to their roommates & housemates. o Collection of deposits and rental was through the associate company BRACHTIA MAJU • Assist student 1st month on any issues may arise and briefing on house rules & regulations • Participation during student registration of program • Briefing parents and students on the student off- campus accommodation offer • Attending to all the day-to-day student issues – changing room, unit maintenance issues, discipline, emergency and etc.

JABUSKY SYSTEMS NIG. LTD.- NIGERIA (Trainee Accommodation)

Oriental Realty (Kelana Jaya) Ms. Valsala, was appointed by JABUSKY SYSTEMS (Nigeria) to assist sourcing for accommodation in Cyberjaya as they are undergoing for a program in Huawei Technologies (M) Sdn Bhd for 6 months.

• Total 12 Units (40 trainees) •

• Rental per month RM2400 for fully furnished units. The ARC @ CYBERJAYA, • BRACHTIA MAJU assists Consultant to guide and SELANGOR assist the management of Jabusky Systems and their trainee during their stay in The ARC. o Preparing costing projection during their stay in The ARC. o Assisting and resolving all the domestic issues during the trainees stay in The ARC – discipline, disturbance and other issues. o Arranging the transportation service from accommodation to their training centers. o Arranging and monitoring weekly cleaning services.

o All other related issue regards to the units – maintenance, defects and etc.

ORACLE CORPORATION MALAYSIA SDN BHD (Consultant Accommodation) – Year 2013

Oriental Realty (Kelana Jaya) Ms. Valsala, was appointed by Oracle Malaysia to source 6 units studio apartment in Cyberjaya for their consultant. Oracle was introduced to Ms. Valsala by Multimedia University.

• Total 6 Units.

SHAFTSBURY RESIDENCE • Rental per month RM1600 and RM1800 for fully @ CYBERJAYA furnished units. • BRACHTIA MAJU assists Oracle Malaysia as a hostel manager and signed all the tenancy agreement with the accommodation owner. o Preparing One year estimated costing projection for Oracle Malaysia to distribute monthly owner’s rental o To assist payment to all service provider (water, electric, ASTRO, internet, transportation, laundry and cleaning services) o Providing the consultant with transportation service from accommodation to their office o Arranging and monitoring weekly cleaning services for the consultant accommodation o All other related issue regards to the units – maintenance, defects and etc.
