To access the property from Glendo, travel south on Wyoming State Highway 319 toward C Street; turn left onto C Street and travel approximately one block; turn right onto Glendo Park Road and travel approximately 15.4 miles; turn right onto Meadowdale Road and travel east for approximately 11 miles; turn right onto Wyoming State Highway 270 and travel approximately 2.4 miles; the approximately 2.8 mile private drive to the ranch headquarters will be on the left. Another route to the Bass Ranch is from Interstate 25 by taking exit 92 for U.S. Highway 26 east toward Guernsey/Torrington; continue east on U.S. Highway 26 for approximately 16.3 miles; on the east side of Guernsey, turn left onto Wyoming State Highway 270 and travel north for approximately 20.3 miles; the ranch’s private drive will be on the right. The land is rolling, high quality, grass covered prairie with rock outcroppings that provide natural protection for livestock and wildlife. There are also panoramic views of Laramie Peak to the west. The ranch offers a variety of hard grass species, rich in protein content and typically yields weight gains of 1.8 to 2 pounds per day on yearling cattle. Exterior fences consist of four-strand barbed wire with steel and wood posts and are in good condition. The ranch is cross-fenced into five pastures for flexible management and rotational grazing. LEASE INFORMATION There is a Bureau of Land Management (BLM) lease, allotment 10175, for 320± acres, which upon approval of the appropriate agency, will transfer to the buyers at closing. The grazing allotment allows for 71 AUMs for twelve months with an annual lease payment for 2015 of approximately $120 or $1.69 per AUM. BLM leases are renewable every ten (10) years. The State of Wyoming lease, number 1-7825, consists of 640± acres and is allotted 139 AUMs for twelve months with an annual lease payment for 2016 of $853.46 or $6.14 per AUM. State leases in Wyoming are renewable every ten (10) years and this lease will need to be renewed prior to January 2023. Any and all leases associated with the subject property, upon approval of the appropriate agency, will transfer to Buyer. Seller agrees to relinquish all rights to any and all leases at day of closing. Bass Ranch Page 3 www.ClarkLandBrokers.com CARRYING CAPACITY / RANCH OPERATIONS The ranch has been in the Bass family for 74 years and has been operated as a summer grazing ranch. It is owner rated at 300 cow/calf pairs. The heavy-sodded grass pastures offer an abundance of forage for grazing livestock. Note: carrying capacity can vary due to weather conditions and management practices. Interested parties should conduct their own analysis. In the past, additional income for the ranch has come from the decorative and landscaping rock, moss rock, and candy stripe varieties that are part of the landscape. The ranch also offers a rock quarry with electrical service which has generated substantial income. The quarry is currently reclaimed, in good standing, and could be permitted for future production. A complete core sampling of the quarry is available upon request during the due diligence period. SOILS Goshen County, Wyoming: Featherlegs-Wolf loams, 1.8% Satanta-Willowman-Lambman complex, 3.9% Wendover-Rock outcrop complex, 30.5% Recluse-Cedak loams, 1.9% Platte County, Wyoming: Alice-Bayard fine sandy loams, 1.3% Alice-Phiferson fine sandy loams, 1.2% Bayard-Phiferson-Treon, thin solum complex, 4.2% Clarkelen-Quarterback very fine sandy loams, 2.5% Jayem-Mainter-Moskee fine sandy loams, 4.6% Recluse loam, 2.1% Recluse-Cedak loams, 4.0% Vetal fine sandy loam, 10.2% Wendover-Rock outcrop complex, 31.2% IMPROVEMENTS The older, 1,700 sq. ft. main home has two bedrooms and one bath and is heated with propane and a wood stove. Other buildings include a detached, oversized two bay garage/mechanics shop with green house, a woodworking shop, and various older outbuildings. REAL ESTATE TAXES According the Platte and Goshen County assessors, the estimated real estate taxes on the Bass Ranch are approximately $232 for Platte County and $2,428 for Goshen County. There are five meters on the ranch with an average monthly winter cost of $300 and average monthly summer cost of $600. Propane – tank is owned by the ranch and is included, multiple providers in the area Communications – CenturyLink landline, mobile phone from high locations on the ranch Water – Private wells Sewer – Private septic system Internet - Satellite TV – Satellite TV WATER RESOURCES Eight wells are located on the ranch, five of which are currently in use. There are also three windmills located throughout the ranch. Two of the windmills were rebuilt in 2015. A three mile pipeline supplies water to 11 tanks strategically located throughout the ranch. A water rights search will be completed and a summary of the search will be made available to potential buyers to review. The full and completed search results will be made available to the Buyer during the inspection / due diligence period of an accepted purchase contract. MINERAL RIGHTS Any and all mineral rights associated with this property owned by the seller, if any, shall transfer to the buyer at closing. The average high temperature in January is 41 degrees, while the low is 17 degrees. The average high temperature in July is 89 degrees, while the low is 56 degrees. Just a territory in 1869, Wyoming became the 44th state in 1890. The state’s population is 563,626, and provides a variety of opportunities and advantages for persons wishing to establish residency. Wyoming’s energy costs are the second lowest in the nation, and the cost of living index is below the national average. Wyoming ranks among the top 10 in the entire United States for educational performance. There is no state income tax, and Wyoming offers an extremely favorable tax climate: No personal income tax Low retail sales tax No corporate income tax Low property tax No gross receipts tax Favorable inheritance tax No inventory tax Favorable unemployment tax According to Michael B. Sauter, Alexander E. M. Hess, Samuel Weigley, and Ashley C. Allen of 24/7 Wall Street, Wyoming is a model of good management and a prospering population. The state is particularly efficient at managing its debt, owing the equivalent of just 20.4% of annual revenue in fiscal 2010. Wyoming also has a tax structure that, according to the Tax Foundation, is the nation’s most-favorable for businesses - it does not have any corporate income taxes. The state has experienced an energy boom in recent years. The mining industry, which includes oil and gas extracting, accounted for 29.4% of the state’s GDP. As of last year, Wyoming’s poverty, home foreclosure, and unemployment rates were all among the lowest in the nation. Scenic, remote, and peaceful, Glendo has the amenities of a traditional rural Wyoming town including restaurants, a motel, and a kindergarten through 12th grade school system. This small community is supported by local industries such as ranching, recreation, tourism, and government. The beautiful Glendo State Park, with Glendo reservoir and marina, is especially attractive to those enjoying water sports. An annual regatta and a fishing tournament draw many entrants and have become major events. Water skiing, windsurfing, sailing and non-competitive fishing are seasonal pleasures open to all who would be inclined to such satisfaction. West of Glendo rises Laramie Peak, a Wyoming landmark. The surrounding area is a well- kept secret – rich in archaeological finds from Indian relics to fossils, as well as to more modern chronicles.

Wyoming officially became the 44th U.S. state in 1890. 'The name Wyoming was adopted from two Algonquin Indian words meaning "at the big plains" or "large prairie place." Gold in California and the lure of rich land in Oregon brought increasing numbers of pioneer wagon trains rolling over the Oregon Trail through Wyoming. Soldiers came to protect the wagon trains from Indians, and they also established forts along the trails. The most important of the western military posts was Fort Laramie in southeastern Wyoming. Fort Laramie became a haven for gold seekers and weary emigrants. It was also an important station for the Pony Express and the Overland Stagecoaches, and it served as a vital military post in the wars with the Plains Indians. Chief Washakie (WASH-ah-key) became known as the Indian Chief that helps white men. He '" assisted the U.S. military in their campaigns > against the Sioux and Cheyenne tribes. i:<.> ~ Washakie was chief of the Eastern Shoshones '" 1ij for sixty years and is the only Native American 1i5 OJ to have a military fort named after him. The lakes and reservoirs are sometimes referred to as the “Great Lakes of Colorado”. Lake Granby: Lake Granby is 7,256 acres in size when full, and is the largest of the five.
