Location The Property is situated on the A5, adjacent to the River Dee approximately 1 mile north of Llangollen town centre.

Description The site is part of an area which previously included the adjacent Spa, and now comprises c. 4.76 acres of land with space for 34 tourist accommodation units. The site has access off the A5 and part of a spine road. The majority of the site is relatively level, although the land falls sharply on its north-eastern boundary down to the River Dee. Three lodges have been built, although one is at shell finish. We were able to partly inspect the unit and estimate the GIA at 1,375 square feet, with open plan living kitchen area at ground floor and bedroom accommodation at first floor. Design of further lodges is not determined. We understand that the land title includes fishing rights on the River Dee.

Planning The larger site including the Spa was granted planning permission for various alterations and development including a total of 34 units for tourist accommodation. These planning consents can be viewed on the Council website – references 03/2001/0028/PO and 03/2003/1196/PR. We have received an informal indication from Denbighshire Council that the planning permission is extant. However, because the original subject site has been divided, the Council has informed us that the planning permission referred to above will have to be confirmed by granting of a Certificate of Lawful Use, which has not yet been applied for.

Services We understand that certain services are connected to the site. However, we have no specific information in this respect and interested parties should make their own enquiries of utility providers.

Tenure The site is held in several titles. We are offering the freehold of the area shown approximately outlined in red on the aerial photograph, which is for identification purposes only. We can supply Land Registry titles plans on request.

Rates and Council Tax We are not aware that any assessments have yet been made on the Property.

VAT We are not aware that the Property is elected for VAT. Any and all references to price and costs in this document are quoted net of any VAT liability that may be chargeable.
