The existing house dates back to 1908 and the accommodation spans approx. 3,000 sq ft. Many original features have been retained including high ceilings, natural wood staircase, bay windows in the principal reception rooms and decorative plasterwork. The layout of the accommodation has been thoughtfully designed in order to enjoy the panoramic views. The hall gives access to the reception rooms including the drawing room with four-sash bay windows to the front and LPG stove set in sandstone. A glazed door leads into the conservatory which has French doors out into the garden. The dining room is ideal for formal entertaining. The Barn This has been created out of a stone-built farm building. The refurbishment has been completed to a high standard and extends to about 1,000 sq ft. The accommodation comprises a split- level sitting room, dining kitchen and master bedroom with en suite. The barn has its own patio with views to the sea. This conversion has created an adaptable space for either additional accommodation for relatives/guests, an annexe for a family member or high-quality holiday lets. Outside Kilduncan House and Barn sit on a plot of 3.29 acres with an adjacent additional 1.78 acres of partly wooded paddock. There is a colourful, well-stocked garden with paved sun terraces, terraced lawns, mixed flower and shrub beds and many specimen trees all adding much interest. A beautiful backdrop to the garden is a disused arched stone railway bridge. The now redundant line is ideal for riding or walking and the Kilduncan Burn which passes under the bridge flows through the grounds. The current owners have refurbished the sun terrace, rebuilt the stone wall and enclosed the immediate garden to provide a safe environment for children and pets. The gravelled driveway leads both to the front and rear of the property where there is hard standing parking for at least three cars. Outbuildings provide useful external storage facilities. Location The conservation village of Kingsbarns lies in an area known as the East Neuk, about 7 miles southeast of St Andrews and 4.5 miles north of Crail. The name derives from the area being the location of the barns used to store grain before being transported to Falkland Palace. The Memorial Hall hosts community events and activities. Cambo Estate lies close to the village and the gardens and grounds are open to the public. The buildings at East Newhall Farm are being carefully restored into a small distillery and visitor centre. In terms of education, there is a primary in Kingsbarns and secondary schooling is at Waid Academy, Anstruther. Independent schools can be found at St Leonards and Madras College in St Andrews and the High School of Dundee. St Andrews is Scotland’s oldest university town and home to the Royal & Ancient golf club, and is known worldwide as the ‘Home of Golf’. The town has a wide range of independent shops, restaurants and cafés, The Byre Theatre and two beaches, one being the magnificent West Sands. The East Neuk has a number of picturesque villages built around traditional harbours. The surrounding area is renowned for its spectacular coastline and sandy beaches. For the golf enthusiast, there are over 44 courses in the region including the championship links course at Kingsbarns which co-hosts the Alfred Dunhill Links Championship. The area has good transportation links by road, rail and air. The A92, A91 and A915 trunk roads provide access north and south. • Kingsbarns Golf Links St
Kingsbarns Golf Links St. Andrews, Scotland Architect: Kyle Phillips and Mark Parsinen ( 2000) Par Rating Slope Yardage Medal 72 73.2 136 6807 Regular 72 70.7 132 6351 Ladies 72 70.7 126 5238 Overview: The heritage of the Kingsbarns Golfing Society dates back to 1793 but the availability of golf under their name was interrupted twice over the centuries. Most recently during World War II when ground was taken by the military for defensive war purposes. In 2000 Kingsbarns was revived under the watchful eye of a couple of Americans, Mark Parsinen and Art Dunkley, who hired Kyle Phillips to manufacture this stunning links course on 190 acres of farmland in the current location. Kyle gave it the full high-end treatment complete with grand scale dunes, crumpled fairways, bumps and hollows galore, revetted bunkers, and sprawling green complexes with character. They spared no expense in creating this place, tapping into the knowledge of Robert Price the author of Scotland’s Golf Courses for advice on design features and Walter Wood the retired greens superintendent at St. Andrews for guidance on local turf issues. They created a bit of Whistling Straits in St. Andrews......to even the experienced eye it looks like it is nature’s work. This stiff links experience is not for the faint of heart, it was built for hosting professional championships. The course plays hard and fast with generous run ups from as far out as 100 yards to accommodate play along the ground. By no means is this a target golf course, it will punch and counter punch you during the round so you have to be ready to respond.
