JOB SUMMARY Under the supervision of the Building Maintenance Superintendent, the Assistant Building Engineer II performs technical and complex building maintenance repairs, troubleshooting, and alterations involving HVAC systems, electrical systems, plumbing systems, and miscellaneous mechanical systems; light ; furniture repair & assembly; door & lock repair; appliance repair, and other duties as assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.  Perform preventive and daily maintenance on HVAC, electrical, and plumbing systems in all Village facilities.  Troubleshoot systems in Village facilities, which often includes diagnosing problems, locating and replacing defective part(s), and upgrading systems to current standards, if and when possible.  Maintain and repair HVAC systems in-house and/or work with outside contractors.  Install, maintain, and repair the buildings’ electrical systems and equipment, including fuses, circuit breakers, light fixtures, switches and light sensing devices, outlets, cord reels, etc.  Perform a variety of building alteration tasks to include light carpentry, painting, moving furniture and office equipment, and other general day-to-day duties associated with maintaining commercial buildings.  Perform minor plumbing repairs such as repairing leaking faucets, toilets, and pipes; unstop toilets, urinals, and sink drains.  Assist the Building Maintenance Superintendent in inspecting work performed by divisional employees or contractors to ensure compliance with procedures and specifications.  Assists Superintendent in the purchase parts and supplies; call vendors for price and availability; order and receive or pick up parts; maintain inventory of parts and supplies.  Follow all safety regulations, policies, and procedures; report all unsafe conditions and accidents to supervisor.  Assist the Building Maintenance Superintendent in planning work priorities.  Act in Superintendent's absence to assign work to and supervise lower classified employees, as applicable and as needed.  Occasionally perform snow removal and salting of sidewalks and parking lots.  Perform other duties as assigned by the Building Maintenance Superintendent.

Specific vision abilities required for this position include close and distant visual acuity, peripheral vision, binocular vision, depth perception, and the ability to adjust focus.

While performing the duties of this job, the employee may work outdoors or drive motor vehicles in a variety of weather conditions including wet and/or humid conditions, extreme cold or heat, high winds, or severe rain or snow for extended periods of time. The employee may be exposed to airborne and blood borne pathogens, or bodily fluids. The employee will work under precarious circumstances and near high-speed vehicles or equipment and moving parts. The employee is occasionally exposed to toxic or caustic chemicals, strong odors, liquids, fumes, and airborne particles. The noise level in the work environment is typically moderate. The employee must perform all functions on the job safely and efficiently at all times in compliance with all safety regulations and policies for safety and welfare of the employee, co-workers, and the public.

SUPERVISORY The Management Analyst reports to the Director of Public Works and , and also takes direction from the Assistant Director of Public Works and Engineering.

QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience Requirements include a high school diploma or G.E.D. and completion of an HVAC Refrigeration Apprentice Program with training in the field is required, or a minimum of two years of related schooling and four years in the HVAC refrigeration trade or a related field.

Certificates, Licenses, Training A valid State of Illinois Driver’s License is required upon hire. A type 608 Universal Refrigerant Certification is also required upon hire, or must be obtained within 6 months from hire date.

Attendance Requirements Attendance is required for a full-time workweek with the ability to work independently with minimal supervision. Employee must be available and present for work as scheduled, and also have ability to work overtime and respond to after-hour emergency calls on a rotating basis of 7 days on and 7 days off.

Machines, Equipment, Software The machines, tools, equipment and software that are used when performing the essential functions of this job include hand tools and power tools for all trades. Ability to work from ladders of different heights and work on scissors lift platform, and to drive a van or truck-pulling trailer.

Language Skills Ability to read, comprehend, summarize, and compose moderate to complex correspondences, instructions and procedures. Ability to read and comprehend HVAC, electrical, plumbing, carpentry and general building schematics and blueprints. Ability to understand and carry out oral instruction. Ability to communicate clearly, concisely, and legibly, both verbally and in writing. Ability to establish and maintain cooperative working relationships with employees, residents, contractors, public officials, and the public.

Mathematical Skills Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratio and percent.

Reasoning Ability Use of cognitive ability to reason, analyze, and verbalize thoughts and ideas. Ability to express cognitive ability in spoken and written form. Ability to apply logical understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with, troubleshoot, and resolve problems in typical and atypical situations. Ability to analyze situations, problems, and data, and to exercise sound and independent judgment in drawing conclusions and making decisions.
