Convenient Location At the start of the nineties the enclosed development of properties was completed with the owners of 15 Woodcote Park being just the third couple to move into the then brand new houses. “We have loved living here,” they enthuse, “it’s been a really lovely family home,” and staying for nearly thirty years is certainly testament to this. “It has been so convenient with the children able to walk to school, and especially with after school activities, they could come and go so easily.”

The entrance to the ‘Park’ is through an impressive walled gateway, with number 15 on the first corner on the left hand side. Two whitebeam trees and a magnolia are attractive features in the generous, lawned, front garden off the blockpaved road, whilst some fantastic spiral topiary greets you at the door.

Light and Airy Inside, the house is light and airy with a central hallway from which all the downstairs rooms lead. The almost twenty foot long, triple aspect reception room is a wonderful asset with south facing, sliding doors onto a patio and the garden. “The original gas Jetmaster log-effect fire with convector box which really throws out the heat!” declare the owners. “Not really necessary from a heating point of view however, as the house is warm and efficient anyway, but an atmospheric, cosy focal point in the winter.”

On the other side of the house the kitchen diner is also extremely bright and spacious with east and south facing windows where the cook can enjoy views over the garden. The fitted kitchen incorporates an electric, eye-level, double oven, a gas hob and an integrated fridge. Doors lead into the south facing dining room (currently used as a second study), and a good sized utility to the north where there is another sink and space for a dishwasher and tumble dryer. A study and downstairs cloakroom are to the front.

Storage Spaces The four bedrooms upstairs are all doubles, with the master benefitting an en suite with a bath and shower over, so too the family bathroom. There are several built in storage cupboards, and the loft space is fully insulated and, handily, boarded out.

Well Maintained “It’s a traditionally built house with proper floorboards under the wall to wall carpets, and the layout has been very well designed,” state the owners. “The windows are all stained hardwood, double-glazed sealed units, kept in very good order; we recently fitted a new boiler so that is still under warranty and the outside of the property has all been freshly painted, including the render and all the timberwork.”

Delightful Private Haven The double garage of the property, with its two up-and-over doors, is situated to the rear which means the high garden wall that adjoins its brickwork creates a sheltering boundary ideal for climbing plants. The fully enclosed garden is not overlooked in any way and is a peaceful haven that has matured beautifully over the last thirty years. Predominantly lawn, there are blockpaved paths taking you to a garden shed? and the garage at the back. “We had the garden professionally landscaped when we first came here,” say the owners. “The evergreen shrubs, box hedging and topiary give the garden interesting structure particularly in winter, the mauve wisteria on the back of the house is quite spectacular in spring, and lots of roses are in bloom in summer.” The patio off the living room nestles in a south facing corner so a perfect spot to soak up the sun or for al fresco dining, where another impressive sculptural piece of spiral topiary stands sentry.
