March Luncheon @ Omni Severin Fishers Mayor Scott Fadness joined us to discuss development around town and most specifically in Fishers. We learned about how his time as Town Planner gave him the expertise and position to become Fishers’ first mayor. As Mayor he puts his experience dealing with the day to day opera - tions of a city into running the town and continuing to streamline processes and banking cash reserves for the town.

We also heard about the changes and upgrades in Fishers. In the beginning of his time as Town Manager, Fishers was trying to attract new business and industry to headquarter there. As outsiders started to take notice of the innovative approach to updating the city, professionals and corporations alike started coming to Fishers on their own.

Mayor Fadness continues to manage the city through a team of 12 directors. Through proven fiscal responsibility and working to retain and create new jobs, Fishers has become a destination for indi - viduals, families and business. We wish everyone involved continued success. We appreciate the time taken to share his personal insights of this process with Indy CREW members.

April Luncheon @ Ruth’s Chris CREW Network recently published its 10th annual white paper, titled “Closing the Gap: Addressing Gender Bias and Other Barriers for Women in Commercial Real Estate.” This white paper detailed both statistical data and personal accounts previously unmeasured and unrecorded in our industry. IndyCREW responded by welcoming Patty Prosser (Managing Partner – Center for Leadership Excellence) as our luncheon guest speaker to lead conversations on this topic at the local level.

Whether unconscious or not, gender bias in today’s workplace is far more common than might appear at first glance, even in well-intentioned organizations. The discussion reiterated the report findings; there have been positive gains in addressing and resolving gender biases: career satis - faction and feelings of success have increased, more women in the top ranks than ever before, & men and women are on in leading others in the industry. As a collaborative team, IndyCREW members and guests discussed openly bias they have experienced and ways in which they over - came. A better understanding of what gender bias is, the contributing factors to bias, and how to level the playing field constructively, while articulating your individual value, were all addressed.

Striving for Leadership Excellence was the bottom line in closing. Changing gender bias must begin at the personal level. Encouraging, mentoring, and promoting female peers will accelerate this change.

IndyCREW members were encouraged to contribute monetarily to the CREW Foundation. It was reiterated that the CREW Foundation is the only foundation dedicating its resources solely towards advancing women in the commercial real estate industry. These resources include Educational Outreach, Mentoring Programs, Scholarships, Industry Research (White Papers) and Career Advancement.

The Indiana Railroad (IRR) is entrepreneurialism in motion! As shared by Eric Powell, Manager of Business Development, the IRR has redefined the Indiana intermodal by helping customers grow their markets by redefining transportation time. This intuitive approach as enabled the IRR to move the economy by creating a new kind of partnership, designed specifically for the IRR and its cus - tomers. This partnership is brought together by a 250-mile rail system that serves Indiana, Illinois and Ohio, but also, provides a gateway for trans-ocean service between Indianapolis, Asia, Europe and South America. This intermodal has enabled the IRR to invest more than $225M in infrastruc - ture, at no cost to taxpayers, as this is a historically self-funded, privately-held venture.

What does this mean locally? The IRR is a community-minded company – bringing global monies into the local market. It’s transportation services are utilized by Cummins, Duke Energy, Fiat Chrysler Automobiles, The Hershey Company, Hewlett-Packard, Jim Beam Brands, Marathon Petroleum, Menards, Nike, Naval Support Activity (NSA) Crane and Miller Brewing.

The luncheon featured the Mentor Match Committee. Each attending member was acknowledged and their hard work recognized. This committee has paired established members with new mem - bers or new to the industry or in transition and focuses on educational and networking opportunities to propel careers and maximize IndyCREW membership.

Economic Development Incentives; Tools for Growth

Economic development incentives are tools utilized by state and local governments to spur economic growth. When used as part of a strategic economic development program, these incentives can be of great benefit to both the communities delivering the incentives and the companies receiving them.

Jurisdictions develop a set of parameters that must be met for each type of incentive being offered. Most are tied to certain levels of capital investment and new job creation by the companies receiving the benefits. Incentives are highly negotiable and, when navigated by experts in economic development procurement, can be quite effective in offsetting the costs involved in expansion, relocation, consolida - tion, and other business growth activities.

The types of projects that typically qualify for economic development incentives can be dependent upon the area a company is inter - ested in locating to and the incentives being offered. Data centers, distribution and logistics companies, and life science and technol - ogy businesses are just some of the industries that tend to benefit greatly from economic development incentives. Sites are chosen by these industries due to many factors that vary dependent on the priorities of the particular project. State and local tax structure, local workforce availability and education, utility costs and redundancies, transportation and quality of life are a few of the factors that tend to be considered during a site evaluation. Ultimately a company is looking for certain qualities in a community and the communi - ty is looking for certain types of companies. Finding a good fit results in a positive economic outcome for both parties. In location modeling, site selection and incentive procure - ment, teaming with a good site selection consultant is advantageous. The experience in quantification and quali - fication of potential locations, and the negotiating power and understanding of incentives in a multitude of locations can give businesses considering relocation, expansion, or consolidation an economic advantage and the opportunity to offset the inevitable costs of growth.
