9 FACILITIES ASSESSMENTS & ENERGY AUDITS

BRC has extensive experience in providing through, accurate, Wand actionable facility assessments and energy audits. Facility assessments are critical to understanding a facility’s overall condition, code compliance, estimated remaining useful life, and cost-benefit of capital improvements. Energy audits are used to uncover energy savings opportunities available to reduce building energy consumption, utility costs, and carbon emissions through energy conservation measures currently available. WBRC has performed energy audits on property groups of over 2.7 Million SF. The scope of these audits include mechanical, plumbing and electrical related systems that impact energy consumption as well as a review of each building envelope’s thermal performance and conditions.

The process typically includes:

1. Collecting and analyzing historical energy use (3 years recommended). This information includes fuel consumption and fuel cost as well as KW demand factors on electrical loads.

2. Walking through the buildings to document components and operational/ efficiency characteristics of mechanical and electrical systems.

3. Identifying energy conservation opportunities (ECO) to reduce energy costs that are appropriate for each facility and nature of the occupancy.

4. Performing an economic analysis for the ECO to determine potential savings and return on investment, and working in conjunction with Efficiency Maine and other agencies to maximize potential rebates.

5. Preparing a ranking order of appropriate energy conservation opportunities based on either simple payback or return on investment as desired.

6. Preparing a final report summarizing process, results, and recommendations with associated costs.

Achieving vision and consensus among diverse project stakeholders begins by asking the right questions.
