[email protected] 15 Danmore Close is an immaculately presented, highly contemporary and deceptively spacious three/four bedroom detached bungalow, located at the end of a quiet cul-de-sac in a desirable residential area of the historic village of Tintagel on the North Cornish coast. Built by the current vendors in 1996 and occupied ever since, 15 Danmore Close has more recently been completely refurbished, extended and modernised throughout to create a comfortable and very stylish home. The property consists of a spacious 21ft lounge, flooded with natural light from the front patio doors and triple aspect. The large kitchen/dining room is rather striking – an impressive and comprehensive array of Walnut floor and wall cabinets and drawers complimented by a black work surface. The kitchen has a large central island/breakfast bar and is fully integrated with appliances. LED plinth lights give the kitchen even more pizzazz! There is ample space for a dining room table and chairs whilst patio doors lead out to the rear patio garden. A personal door gives access to the integral garage which has an up and over door. From the central and inviting entrance porch and hallway are two of the three double bedrooms both with a front aspect and built in wardrobes. Great size rooms! The family bathroom is sleek and stylish with crisp white sanitary ware, grey tiles, a heated towel rail, LED lighting and a recessed bath with shower overhead. The master bedroom, again a genuine double, is an excellent size with one built in wardrobe and one a walk in wardrobe. The master bedroom also benefits from an en-suite shower room, complete with shower enclosure, white sanitary ware, heated towel rail, recessed shelving and stylish tiling. The accommodation is complete with a study/snug/forth bedroom. Stepping into the rear garden, one will find a fully enclosed and private patio garden with a sunny south easterly aspect. The patio stretches across the width of the property with a raised flower, water feature and Cornish stone wall boundary. To the front is a block paved driveway with ample parking space, a pretty and established front garden with lawn, mature shrubs and a Cornish Palm and an additional parking space. Of great benefit and particular interest to those looking to work from home is the detached studio/workshop – measuring approximately 3.5m by 3.5m – useful and very adaptable. Services to the property include mains water, electricity and drainage with an oil fired central heating system. 15 Danmore Close is located on the outskirts and a short level walk of Tintagel village centre which is situated on the North coast of Cornwall. There are beautiful cliff top walks just a short distance from the property leading down to Bossiney Cove and along the south west coast path. A range of local amenities can be found in the village of Tintagel offering a pharmacy, infant and primary schools, a selection of restaurants and public houses. The village is also famed for its links to the legend of King Arthur and is home to the castle ruins. For a more comprehensive range of shopping facilities, the towns of Wadebridge and Camelford are within easy reach by car. To find 15 Danmore, follow the A39 from Wadebridge signposted to Camelford. After approximately 9 miles, turn left onto the B3266 signposted to Boscastle and Tintagel. Follow the B3266 for approximately 2 miles and then turn left onto the B3314 signposted to Tintagel. After 300 yards, turn right onto the B3263 signposted to Trebarwith Strand and Tintagel. Follow this lane all the way towards Tintagel, passing through Trewarmett and Treven. Pass Tintagel Primary School and then take the next right into Fosters Lane. Take the next left into Danmore Close and drive round to the ned of the cul-de-sac. Number 15 is the last property on the left hand side. The postcode for satellite navigation is PL34 0BX. TINTAGEL PARISH COUNCIL IS PLEASED TO ANNOUNCE THAT ITS NEW WEBSITE WENT LIVE ON SUNDAY 19TH JANUARY. PLEASE VISIT US AT WWW.TINTAGELPARISHCOUNCIL.GOV.UK. ANY FEEDBACK WOULD BE MUCH APPRECIATED. PLEASE TAKE A COPY Page 1 PUBLIC MEETING TINTAGEL PARISH COUNCIL ARE CONSIDERING PRODUCING A NEIGHBOURHOOD DEVELOPMENT PLAN YOU ARE INVITED TO A PUBLIC MEETING AT TINTAGEL SOCIAL HALL WEDNESDAY 29TH JANUARY 2014 7.00 P.M. COME ALONG AND HAVE YOUR SAY OR TO OFFER HELP NEIGHBOURHOOD DEVELOPMENT PLANS A Neighbourhood Development Plan is important as it enables local residents to have control of the environment and development in the local area. Without an approved plan there is virtually nothing the community can do to influence the development of housing, infrastructure, amenities and the environment. However, without the active involvement and support of local residents it will not be possible to complete the Plan, obtain approval and ensure that it is embodied in the Cornwall Council Plan as a legal document that has to be recognised in all future development approvals. Tintagel Parish Council will be mailing every household in the Parish shortly explaining the Plan along with a very short response form inviting offers of help. Do you have Project Management skills, IT skills or are you interested in helping to gather information to produce the plan? Creating a Neighbourhood Development Plan is a local community led process by the people for the people. Tintagel Parish Council cannot proceed with a Neighbourhood Development Plan without a high level of support and community involvement from the people of the parish.
