No change as on 10.3.15, 24.03.2015 & 07.04.2015. PDC of 15.04.2015 will be honored. PDC shifted from 15.4.2015 to 6.5.2015. Consultants (M/s STUP) have submitted all the 3 launching schemes. They will be submitted by MMRDA before next meeting. 2 MMRDA Mumbai -Trans Harbour sea link (MTHL) Observations regarding span arrangement over CR Approval of GAD’s of ROB’s over Central running lines conveyed to MMRDA vide letter Railway land from Sewri to Chirle dated 17.07.2014. In view ofdelay on part of CIDCO designer, it was decided today that maintenance agreement will be submitted by Railway to CIDCO 15/1/15. As soon as agreements s executed by CIDCO, the construction of Depot, station no 10 and NH crossing can be started. Follow-up meeting was held by CAO(C)/ PCE with CBE/CR, and CE/CIDCO on 13.1.2015 and decided that CIDCO will submit GAD showing vertical and Horizontal clearances pending superstructure structural drawing in week time. Draft Agreement submitted for legal check on 19.01.2015. After legal vetting of Agreement same will be sent to BB Divn for execution with CIDCO. After execution of agreement and receipt of GAD permission for work will be processed. GAD submitted to Mumbai division on 30.01.15 and is under approval. Draft Agreement has been sent to CIDCO on 23.01.15 for signature is yet to be returned duly signed. Same will be returned by 20.2.15 or earlier. Work can start within two days, thereafter. Draft agreement is yet to be received from CIDCO. PDC 24.2.2015. GAD approved by Mumbai division and DFCCIL is received in HQs on 23.02.15 and after scrutiny GAD returned to CIDCO for following modifications: 1. Pier no.292 and 293 across existing Railway tracks have been proposed as single piers. It would be advisable to provide at least two piers for stability. 2. The vertical clearance over railway tracks is 13.76 m which is quite high. Further, 11.0 m height of girder will result in approx. 25m high space unusable for Railways. The overall height can be reduced by designing semi through girder. 3. Single truss girder has been proposed for both the tracks. Separate girders for two tracks should be planned to facilitate ease of maintenance. PDC for CIDCO to react and sort out above issues – 15.3.2015 Clarification by CIDCO to CBE vide letter dated 17.03.15 @ pier configuration. MOD is signed on 19.03.15. Agreement signed by CIDCO & CR on 20.03.2015. Authority to start work given during today’s meeting (07.04.15) in writing.

The Y-o-Y GDP growth rate also slowed down from 7.9% in the JFM quarter to 7.1% this quarter. The expected rise in oil prices from next year is also a major concern for the economy, which imports most of the oil it needs. High NPAs in the banking sector and construction delays in infrastructure and real estate also remain as major concerns. However, the economy remains strong despite headwinds facing the world economy and geopolitical turmoil across Asia and Europe. The Manufacturing Purchasing Managers’ Index (PMI) is still above 52 level and GDP growth forecasts till 2020 by various multilateral agencies, remain above 7%. The lowering of Repo rate is expected to bring down both project finance as well as home loan costs, lowering the overall cost of buying a house. The inevitable implementation of Real Estate Regulation and Development (RERA) Act, 2016 has led developers to hasten the delivery of their projects. This trend was clearly evident in the quarterly average prices data of Under Construction (UC) vs Ready-to- Move-in (RM) stock, where the premium commanded by RM properties came down due to increase in RM stock, as a portion of UC projects were delivered over the quarter. RERA is a step in the right direction but will bear fruit only in 2-3 years, and till then the Indian real estate sector remains in turbulent waters, and its health can only be gauged through inferential means like pricing and inflation in the sector.
