• Taxes and Bond Assessment will be prorated between Buyer and Seller. • Overnight/Courier/Handling fees as applicable. • Real Estate Taxes for the current year, amenity fees, water and sewer charges, and trash collection (Sumter and Marion Counties) typically will be prorated between the parties as of the closing date. Special Assessments (Sumter and Marion Counties) must be paid in full at closing or assumed by the Buyer. There will be a Mailbox Service Fee charged to the Buyer. The Closing Agent will notify The Villages of the transfer of ownership for the billing of these items. • It is the Seller’s responsibility to cancel their Home Owner’s Insurance after closing and the Buyer’s responsibility to ensure their coverage is in place. Home Owner’s Insurance is required on financed deals and must be provided by Buyer to Buyer’s Lender and the Closing Agent prior to closing. • It is the responsibility of the Seller and Buyer to initiate or discontinue service for all utilities (electric, gas, phone and cable.)
