Situation The land is to be found at Reculver, approximately 4 miles from He rne Bay on the north Kent coast and with good access from the A299 Thanet Way.

Description The land at Reculver offers a rare opportunity to acquire a block of Grade II arable land together with a located and productive Flight Pond close to the north Kent coast. The land extends to approximately 103.35 acres (41.83 hectares) in total with an eligible area of 100.15 acres (40.53 hectares). The land is currently cropped wit h second wheat and in the past has recorded yields of circa 12 tons per hectare. The principal access to the land is via a right of way leading from Reculver Lane with a good central track running through the land to the flight pond.

Services No services appear to be connected although electricity cables cross the land.

Designations Under the current and emerging District Local Plan , the land is shown as falling outside any Settlement Confines and within an Area of High Landscape Value and in Flood Risk Zones 2 & 3.

Rights of Way and Easements The property is sold subject to and with the benefit of all existing covenants, wayleaves, easements and rights of way whether public or private, specifically mentioned or not.

Public Footpath CH59 runs from the end of the access road across the land and down the western boundary in a south-westerly direction.

Basic Payment Entitlements The land is registered on the Rural Land Register and 40.53 hectares of Basic Payment Scheme en titlements 2016 (non SDA) are available in addition to the purchase price. The buyer will be required to covenant that the use and occupation of the land will continue for agriculture in accordance with all cross compliance requirements until 31 st Decembe r 2016. Development Uplift Clause The property is to be sold subject to a Development Uplift Clause over the land hatched blue. This will reserve 50% of any uplift in value to the vendor or their suc cessors in the event of a grant of planning permission for a Change of Use for anything other than agriculture for a term of 25 years from completion.
