THE OPPORTUNITY

Venator Materials Corporation has terminated all of its manufacturing activities at its Umbogintwini site and now wishes to present the land and assets for sale by tender. The property comprises 28.7504 hec- tares situated in the prime South industrial basin .

The land is zoned as General Industrial except for approximately 2.2 hectares zoned as Private Open Space. The site also includes +- 8ha of land registered under the eThekwini Municipality’s Durban Metro- politan Open Space System (DMOSS).

The site was commissioned in 1962 and used for the manufacture of titanium dioxide pigments and syn- thetic gypsum (calcium sulphate). Manufacturing ceased in 2016.

Its large electricity and other utilities/services supply make the site ideal for manufacturing. Its strong lo- cation in one of Africa's premier industrial nodes also augur well for the redevelopment of the site.

The areas that could be re-developed immediately are +- 19 ha being areas B and C in the below table.

The subject property is a large, partly improved erf situated within the secure Umbogintwini Industrial Com- plex that lies 30 kilometres south of Durban’s central business district and 5 kilometres north of Amazimtoti’s village centre and beachfront. It is approximately 20 kilometres from Durban Harbour, Africa’s largest/busiest port. The Umbogintwini Industrial Complex lies between Southgate Industrial Park to the south; Kingsway residential suburb and beachfront to the south-east and Industrial Park to the north east. The

subject property’s location affords easy access to one of South Africa’s most important industrial nodes and is a few kilometres North of the newly established Automotive Hub, a designated special Economic Zone. The nearest arterial is the (N2) Durban to Port Edward National Road (South Coast Highway/ Toll Road) situated 3½ kilometres from the subject property via the Dickens Road freeway off-ramp. The ex-Durban International Airport lies 9 kilometres north of the subject property.
