Set on a leafy road close to Preston Park Station, this generous three- bedroom house has been a beautifully maintained and much-loved home for the past 45-years. Raised up on the western side of the street, on one of Brighton’s famous hills, this house has uninterrupted views across Preston Park and the city towards the south east, so it is filled with natural light through wide sash bay windows. Many of its original features have been restored and retained, although there have been many modern additions throughout the years, creating a house which balances home comforts and a busy lifestyle perfectly. The rear garden is delightful as it sits elevated behind and above the house, so it enjoys the same far-reaching views across the city below and big, open skies. There is also scope for extending; both into the side return and up into the loft space, so there is potential to add huge value in a sought-after location.

For commuters, the station is on your doorstep, as are the A27/A23, and for children, there are several popular parks and schools within easy walking distance. Being so well-presented and in such a favourable location, it is sure to be coveted by many.

why you’ll like it

Rising up from Preston Park Station towards Dyke Road, the attractive homes of Hampstead Road lie on the border between ; equidistant from the city and the South Downs National Park. There is a clear sense of community here due to the favoured school catchment area, and alongside the excellent commuter links, families and professionals have been drawn to live here for many years now, making it one of the most sought-after residential areas in the city.

With plenty of kerb appeal, the exterior is immaculate in white with the quintessential architectural features of the period, and it sits elevated from the road up some wide stone steps. These lead past a neat front garden to the front door, where stepping inside, the true scale of the house becomes apparent. The ceilings soar with decorative coving and corbels at the bottom of the stairs, and these proportions continue into the living and dining room to the right.

An elegant room, it is ideal for relaxation or entertaining, as there is ample space for formal dining or for getting the whole family together in the evening. Light streams in through the wide bay window almost covering the easterly wall which frames the first of the glorious views across the rooftops and trees of the local landscape. As with almost every window in the house, this has been replaced with energy efficient double-glazed sashes to remain in keeping with the original character of the house.

A grand marble fireplace takes centre stage having been fitted with a wood burning stove adding atmosphere and warmth to cosy winter evenings. Shelving and cabinets have also been built-in around the chimney breast in the dining area and new tall column radiators have been fitted. This is a homely room which could be repurposed depending on the needs of the family but could also be returned to its original layout of two rooms to create a fourth bedroom perhaps.

Solid oak flooring flows through the entrance hall, passing deep under stairs storage for household items, which brings you to the kitchen, another sociable room with ample space for a dining table to seat several guests or family members. While this room is naturally light with windows running along one side, pale vinyl flooring and white gloss cabinetry brightens the space further. These offer a wealth of storage and space has been left within them for freestanding appliances i.e. a slim-line dishwasher, cooker and washer dryer.

A rear door leads out to a well-maintained patio area where there are several outside, under-stair cupboards which are ideal as wine stores, log stores or for garden furniture and tools. From here, steps lead up to the upper garden terraces, although many of the neighbours have shown you can extend the kitchen into the patio area and create access to the garden directly from the upper floors – certainly food for thought.

The original mahogany bannister with volute has been retained to guide you to the first floor. Up here there are three beautiful double bedrooms and the family bathroom. To the rear, bedroom three is a tranquil haven with dual aspect windows and a restful décor in sage green.

Perfect as a double bedroom or as a work space, you can tuck yourself away in here, with nothing to interrupt you other than the birds singing in the garden. Wall panelling gives this room added character and above it is a large boarded loft space, so there is plenty of storage even if the main loft gets converted.

Next door, the bathroom feels contemporary with a gloss vanity unit in white and pale grey wood effect flooring. A new Mira Sport electric shower was fitted last year, so you can guarantee hot water at any time of day. There is a water tank for the rest of the house and for baths which sits in a sizable linen/airing cupboard which has towel rails attached so they receive some of the residual heat.

Two steps take you to the upper landing where bedroom two looks out over the peaceful garden and the master bedroom spans the front of the house looking out over the city. Both rooms are elegant doubles with period features and built-in wardrobes/cupboards which maximise their floor spaces further. They are carpeted for added warmth and comfort, and with double glazed windows, you can always ensure a truly restful night’s sleep. It would be easy to convert the loft above to create two further double bedrooms and a bathroom, or a large master suite from which the views would be sensational. As they stand, they are a glorious feature of this home which will never tire as they are ever changing with the seasons and the weather. Sun rises are particularly glorious, as are the night times when the skies sparkle with stars and the house lights up across the valley.

Stepping up from the kitchen patio to the garden, you come first to a large paved area with space for dining alfresco. The original walls run up either side topped with contemporary fencing for privacy and being open to the south and elevated on the hill, it is naturally bathed in light. There are flower beds for planting so it is a very low maintenance space which can be decorated with colourful flowers and garden furniture if desired. Stepping up to the next level there is a decked area from which the views across the rooftop to the east get better still, taking your line of sight beyond Brighton Racecourse towards the South Downs National Park. A wall of sleepers acts as a backdrop with well-established plants and a rockery above it, and for a terraced property, it does not feel too overlooked.

owner's secret

‘I bought the house in 1975 and immediately felt it was a happy and harmonious home – it simply had a lovely feel to it from the very first visit. Having lived here for so long, it will be a wrench to leave, but a move closer to the countryside appeals. This is a wonderful road to live in and the neighbours are fantastic. The Station Hotel Kitchen pub at the bottom of the hill does excellent food, drinks and service – and has a friendly atmosphere, plus you are within walking distance of both Preston and Hove Parks here.’
