1.14.2 Hot water system Central hot water system to be installed for entire development located at services levels. Each apartment has individual hot water meters located within the corridor. Billing is performed by local retailer for gas usage and water. The apartment owner is responsible for connection of services and associated bills.

1.14.3 Water meter Cold water meters are installed for each apartment, located within the corridor. The water meter and billing is by the local water supply authority. Water meter type will be as required by the authority. The apartment owner is responsible for connection of services and associated bills.

1.14.4 Electricity meter Each apartment is provided with an electrical meter located in a cupboard within the corridor. The apartment owner is responsible for connection of services and associated bills. Electrical meter will be a smart meter as required by the electrical authority. Electricity used for base building and common property (lifts, corridor lighting, car park lighting, etc) is separately metered and charged to the body corporate.

1.14.5 Gas meter A single natural gas meter is provided for all apartment cooktops with billing to the body corporate. Individual natural gas meters are not provided to each apartment due to ventilation requirements and ongoing cost requirements due to low usage by cooktops (i.e. it is cheaper for all tenants to share a meter as the service cost of having an individual meter is greater than the consumption). Gas costs associated with the domestic hot water usage are charged proportionately to the hot water meter usage to each apartment.

1.14.6 Waste A waste room is located at basement. A combined waste and recycling chute is accessible from each apartment corridor. Residents shall sort their waste and dispose garbage and recyclables via the chute and/or directly into collection bins.

1.15 COLOUR SCHEMES There is only one colour schemes apply to all the apartments. Although there are three floor board colors option to choose.

1.16 GST Prices are GST inclusive.

1.17 EQUIPMENT WARRANTIES AND GUARANTEES There will be a handover pack issued to each purchaser at settlement, which will detail applicable equipment warranties and guarantees.
