The downturn has inevitably put a strain on the Singapore property market. Office rental rates island-wide persists to dip, with prime office rentals sliding for the fifth consecutive quarter. In the second half of 2016, we anticipate average rents in the prime office segment to weaken further as tenants relocate to save costs or upgrade to quality office spaces. Throughout Singapore, rents for industrial properties remain resilient in the first half of the year. In the months ahead, prices and rents of factory and warehouse buildings are expected to soften. As the rents come down on industrial units, we forecast that more industrial tenants will leverage falling rental prices to place themselves in more efficiently configured units with superior building specifications. The economic slowdown of late has caused an impact on the overall retail market, with Orchard Road rents harder hit than suburban malls.
