PLAYA GRANDE RESORT AND THE GALIQUE HOT SPRINGS, PANAMA DRAFT REPORT SITE VISIT FROM 26TH AUGUST TO 17TH SEPTEMBER 2014 OCTOBER 16, 2014 CLIFF JULIERAT Roseau, Dominica 1 Introduction The purpose of this short report is to update some of the vast amount of studies/research that was done in 2006 to 2009 at the Playa Grande, Boca Chica, Chiriqui and the Galique Hot Springs in David Panama and to report to the Directors at Applied Development Ltd. the current condition of both properties. The social and economic conditions in Panama have changed over the past eight years and the report can be a framework document for a way forward based on the current conditions in Panama and the USA for a revised marketing approach and cost estimate to the needed improvements and repairs for both properties. It needs to be emphasized that during the long financial crisis that impacted North America and most of the world that Panama was not aversively affected and experienced a long period of growth which continues today. The growth is mainly due to; The large amount of infrastructure works Various negative social/economic problems in Venezuela and the other Central America Countries. 2005 change in the tax/investment laws Why Invest/Live in Panama? Panama has a great variety of attractions/world class sports fishing and adventures Panama is SAFE, tourist friendly and inexpensive Panama has a first-world infrastructure and its airports connected to over 86 cities in the region Panama has no hurricanes, major earthquakes, mud slides, tsunamis and active volcano’s Panama is the Banking and Business capital of the Americas Panama (according to a recent article in Forges, Bloomberg Business Week/International Living magazines) is one of the top places in the world for retirement. Brief over view of Chiriquí’s Growing Tourism Sector/Growth Potential (by Mr. Wee-Ming Fung, Economist, Farmer & Realtor) Chiriquí’s Tourism Sector - Growth Potential - Chiriquí, Panama Chiriquí – A Striving Economy and Tourism Industry with improving Infrastructure: 1) Improving Connectivity: a. Airport: Enrique Malek airport has been expanded and has international flights are operational to: i. Panama City ii. San José, Costa Rica iii. Medellin, Colombia iv. Pan-American Hwy: Widening from 2 to 4 lanes from David – Santiago, (connects Chiriquí with the rest of Panama, Central America, Mexico and the U. S.) ii. New 4-lane road to Boquete iii. New road for dry canal under consideration (Chiriquí – Bocas) 2) Second Largest Point of Entry in Panama: Chiriquí has the 2nd largest point of entry in Panama - Paso Canoas - at the border between Panama and Costa Rica. From 2012 to 2014 the traffic has increased from 150 to over 225 thousand visitors that enter Panama through Paso Canoas. Both commercial and tourists from Costa Rica, Central America enters Panama through this border. 3) International Recognition Destination: Boquete (a small town in the mountains of Chiriqui) is recognized amongst the top 5 best places to retire in the world (http://www.aarp.org/home- garden/livable-communities/info-07-2010/best-places-retire-panama-boquete.html). Panama as a country has been ranked No. 1 place to live and retire in the World (http://internationalliving.com/2014/01/panama-worlds-best-retirement-haven-2014/) 4) Increasing Hotel Room-Capacity: More and better hotels are opening in Chiriquí, especially in David. New international hotels are expected to open in Chiriquí as Decameron, and other in the Pacific coast of Panama. In 6-years, the room capacity has basically double from 1,000 to approximately 2,000 units. Several Chiriquí hotels are well ranked in Trip Advisor, which puts Chiriquí on the map of the International traveler. 5) Chiriquí offers a vast “Natural” types of destinations: a. Destinations with different climates and activities within 30 to 45 minutes drive as: beaches, mountains, islands, hot springs, Indian reserve, with David as the center of trade for goods and services. b. Four National Parks nearby: Parque Internacional La Amistad (mountain Range), Volcan Barú, Gulf of Chiriquí and Coiba Island. c. Caribbean Coast nearby (2-hour drive) 6) Experienced Small Tour Operators are available to take tourists to different destinations in Chiriquí. 7) Maritime Ports of Great Capacity and Potential still to be developed: A “dry canal” will probably be developed between Chiriquí and Bocas del Toro (is being studied by government to re-activate the banana plantations exports in Puerto Armuelles), which will push the already striving economy of Chiriquí to new heights. New well-paid jobs will be created which at the same time will create a greater demand for goods and services. 8) Region in need of new Developed Destinations: About a 30% of all the customers that travel to Florida looking for entertainment are from Latin America. Although, there are natural destinations in Chiriquí, more development is needed to entertain the emerging local and regional economies as amusement parks, beach hotels, etc. Site inspection study for Playa Grande and Hot Springs from 26th.
