The Kitchen is probably my favourite room as its large enough to accommodate the whole family and I can nip outside to the walled courtyard to collect my veg and herbs.” A beautifully proportioned converted barn, with five plus Bedrooms, many original and stunning features, presenting well-appointed and flexible accommodation including a two bedroom wing of the property and a detached barn with planning permission hidden away in a corner of South Gloucestershire just north of Bristol. In addition to the principal accommodation there is a secondary section to the property including two further bedrooms, a sitting room and there is also a utility room. The property affords any new owner numerous options. The detached barn currently has planning permission to extend, to include a swimming pool. However in time the barn could become a single dwelling with its own parking and garden. (Subject to the correct planning & permission). Upon entering the double wooden doors into the entrance hall, you catch your first glimpse of what is to come.. If the drawing room offers rest and relaxation then the kitchen/ breakfast room is the heart and soul of the property. Two rooms within one, with the breakfast room having floor to ceiling windows overlooking the courtyard to the side, along with French doors opening out into the courtyard allowing you that first coffee of the morning in glorious sunshine. The kitchen, hand built by David Chappell Design, is separated by a wonderful island with storage and seating underneath. Surrounded by base and eye level units incorporating plumbing for two dishwashers, microwave, coffee maker, also space large enough to house an American style fridge/freezer. The landing leads to the master suite and two further double bedrooms (which were formally three bedrooms, and can be easily separated back ) along with the family bathroom. Within the main house is a secondary wing with additional accommodation. Starting with the sitting room, mainly used by my vendor`s children and friends, ideally placed away from the drawing room and making it perfect for any teenagers wishing to have their own sanctuary, play/games room. Alternatively it could be part of a granny annexe as there is a good sized utility room which can be converted into a kitchen, while upstairs are two double bedrooms and a family bathroom. The detached barn is the perfect accompaniment to The Manor House Barn. With planning permission to extend to make it into a complete leisure wing including a pool. The owners have used the barn in its present state as a party barn, additional sleeping accommodation, play rooms for the children and their friends. The detached annexe has its own entrance and provides a great opportunity to either work from home or as additional living accommodation for family.
