Oast Cottages Cox Hill | Shepherdswell | | CT15 7NQ

Seller Insight

We moved here a few years ago because we loved the idea of country living and having the opportunity to generate an income ‘from home’. We have developed a successful bed and breakfast business and created the micropub which has become a real focus not only for guests but also for the local villagers. We have won a CAMRA award and awards from booking.com so have been delighted that our efforts have been appreciated. However, although we shall miss this wonderful place, we have decided to retire and downsize and hand the baton over to new owners.

The village is situated along the North Downs Way in an Area of Outstanding Natural Beauty and, as we have the only bed and breakfast in the village, we get lots of guests looking to walk and cycle along the route. There are also wonderful bridleways for those wanting to ride ‘off road’ and, as we are not far from Dover and Folkestone, we have many visitors staying overnight en route to the Continent. Shepherdswell has a Co-op mini supermarket and a mainline station with direct trains to Dover and London while trains from nearby Dover Priory can whisk you to London in about an hour. You will also find the charming and historic East Railway that is run by a preservation society. For sporting enthusiasts the village is home to the ‘Shepherdswell Spartans’ Football Club as well as a cricket team and golfers can play at Broome Park or go slightly further afield to the championship courses at Sandwich. Boating aficionados can join the Downs Sailing Club and, if motor racing is your interest, why not visit the racing circuit? There is also a good primary school in the village while Dover, Sandwich and Canterbury offer excellent secondary state grammar schools and top class junior and senior private education.”*

Business options For anyone thinking of generating an income this property has enormous potential. Not only is there the option to carry on running the successful micropub and bed and breakfast but you can also rent out the cottages either as holiday lets or long term rentals that could produce more than £1500 a month. The stables could provide livery facilities for local horse owners and a motorhome/campsite could be developed. The size of the pub room lends itself to the possibility of incorporating events such as weddings and other celebratory parties/receptions/meetings while the coach house could either be developed to provide additional accommodation or become another events venue. There is also the possibility that the entire property could be converted into a charming country hotel.

This fascinating Grade II Listed country house set within 2.84 acres of garden, grounds and paddocks on the edge of Shepherdswell village, offers a myriad of lifestyle and income producing possibilities. At each end of the main house are self-contained cottages so would be ideal for inter-generational requirements, rentals or holiday lets and an impressive coach house that could be developed. In the main house, as well as the main bedroom and spare double room, there are four en-suite double bedrooms for bed and breakfast guests as well as an impressive licensed and award winning micropub available to both guests and locals. Outside there are 10 stables and a tack room, an all-weather manege, potential glamping and motorhome facilities plus an orchard, vegetable garden and livestock buildings for anyone interested in developing the ‘good life’, so there truly is something for everyone.

The property is approached via a pair of slatted wood gates that lead to a large parking area and a field gate to the outdoor amenities, as well as to the pub entrance and courtyard currently used as the pub garden. The attractive outer porch and main front door are accessed via an arched hedge and a pathway flanked by a large lawn. There is a well-proportioned light and bright country style kitchen with a range cooker and a central island breakfast bar. This leads to a storage cellar and to a charming snug/office with a brick fireplace and burner and through to a large utility room.

Herringbone parquet flooring flows through much of the ground floor including the good sized dining room with a door to the beer cellar and access to the elegant sitting room with its brick fireplace and large casement windows overlooking the courtyard. A real ‘piece de resistance’ is the sensational bar that was created from part of the historical 18th century house. This large, characterful room includes impressive wall and ceiling beams, inset brickwork, a feature brick wall and a superbly fitted bar as well as leaving plenty of room for tables and chairs. There are also adjacent toilets and a bar storeroom. From the half landing stairs lead in one direction to the master bedroom and a trendy ‘Jack and Jill’ bathroom with a stand alone oval bath and separate shower that also has access to a guest double bedroom. In the other direction stairs lead to the four en-suite double bedrooms including one with a wall of fitted wardrobes and the other three with spectacular vaulted and beamed ceilings.

One of the cottages has separate gate access from the road to a path that leads to the front door. This opens into a useful porch and through to a large lounge/dining room with parquet flooring and a brick fireplace as well as to the fitted kitchen and stairs to the first floor with two double bedrooms and a bathroom. The other more recently converted cottage has an open plan kitchen/dining/living room as well as a bathroom and double bedroom on the ground floor and a bedroom and en-suite bathroom on the first floor and underfloor heating throughout. The vast coach house with its original shaped doors and mezzanine floor is just waiting to be developed into fascinating additional accommodation, subject to appropriate planning permissions.

Outside some of the stables are currently in use for livestock including chickens and ducks while the paddocks are available for sheep and pigs but there are excellent facilities for equestrian enthusiasts. As well as the manege there is plenty of space for horseboxes and storage and a garage and an area that could be used for camping/motorhomes with adjacent toilets.
