Guarlford | Malvern | Worcestershire | WR13 6NS ROSEMEADE Rosemeade 201 Guarlford Road | Guarlford | Malvern | Worcestershire | WR13 6NS ROSEMEADE 201 Guarlford Road is the perfect combination of a superb family home in an excellent location. It sits on the fringe of the charming Hamlet of Guarlford, only a few miles from historic and vibrant Malvern. The present owners, Peter and Sarah, say it has been a fantastic family home for the past twenty one years and are sorry the time has come to downsize. Ground Floor • Reception Hallway • Kitchen/Breakfast Room • Conservatory • Four Reception Rooms • Shower Room with W.C • Porch Seller Insight Peter explains that the house is an extremely spacious, positive and sociable space where they can relax and easily entertain. They transformed a double garage into a large and comfortable sitting room. However, the kitchen is the central hub of daily life, where everyone gathers for food and conversation. Sarah adds that the tranquillity of the kitchen patio is her favourite space for al fresco meals. There are pretty views to the charming garden from most rooms, and the glass walls of the conservatory both pull the garden into the room and tempt you outside. The garden is a delight of lawns, shrubbery, views to the hills, and with a stately oak tree as its central feature. Peter and Sarah purchased the paddock behind the garden and it has been a child friendly play ground, a grazing pasture for neighbour’s horses but mainly a fantastic party pad. There have been numerous parties and at a graduation event, with a marquee erected, floodlighting and live music it really surpassed itself. It was almost a mini music festival with no worry of the noise travelling to neighbours. Guarlford has a busy village life centred on the church and village hall, and the idyllic rural location combines perfectly with the many qualities of Malvern: excellent schools, restaurants, shops, theatre and annual festivals. There is a good rail service into London Paddington and easy access to the M50 and M5 motorways. Peter and Sarah have loved the house and know it will offer the next owners a very warm welcome.* * These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. First Floor • Four Double Bedrooms • Family Bathroom • Two En-suites • Landing Outside • Mature Gardens • Set in just over one acre (not verified) • Large parking area LOCATION Rosemeade occupies a lovely rural location, set back from Common Land, on the fringe of the village of Guarlford, little over a mile East of Barnards Green; a thriving community lying on the lower slopes of the Malvern Hills providing for daily shopping needs and having a number of local hostelries. Great Malvern itself is a further mile distant with its history based on the Spa community created during the reign of Queen Victoria, as well as the mainline railway station and Waitrose. The Malvern area itself is defined by the Hills from which it takes its name, rising up to The Worcestershire Beacon, the highest point in the County with its views across the Severn Valley, Herefordshire and beyond to Wales. The Cathedral City and county Town of Worcester lies 8 miles to the North East. Increasingly recognised as a University Town, Worcester is a thriving regional centre, straddling the River Severn, and offering a wealth of recreational amenities with its picturesque County Cricket Ground, Racecourse, Premiership Rugby Club and Rowing. The historic riverside town of Upton-upon-Severn is 5 miles to the South East. Its bridge provides access across the river for onward travel to the M5/M50 motorways. The town is popular for its regular festivals and annual Point-to-Point. If education is a priority the area is exceptionally well served in both the maintained and independent sector. Local primary schools may be found at Great Malvern, Hanley Swan and Madresfield, with secondary schooling at Barnards Green and Hanley Castle. Worcester is recognised for both The King’s Schools (junior and senior) and Royal Grammar Schools (junior and senior). Closer to hand, both Malvern College and Malvern St James are less than 2 miles away. The Worcester Parkway Railway Station, that is now nearing completion for opening by 2020, is 10 miles, near to Junction 7 of the M5 motorway. This will provide both increased capacity and shortened journey times to the Capital as well as faster access to the North (Birmingham and The Black Country), the South (Cheltenham, Gloucester and Bristol) and West. Home Choice Plus has been designed to improve access to affordable housing. The advantage is that you only register once and the scheme allows you to view and bid on available properties for which you are eligible across all of the districts. Home Choice Plus has been developed by a number of Local Authorities and Housing Associations working in partnership. Home Choice Plus is a way of allocating housing and advertising other housing options across the participating Local Authority areas. (Home Choice Plus will also be used for advertising other housing options such as private rents and intermediate rents). This booklet explains how to look for housing across all of the Districts involved in this scheme. Please see website for further information. Who is eligible to join the Home Choice Plus register? • Some people travelling to the United Kingdom are not entitled to Housing Association accommodation on the basis of their immigration status. • You may be excluded if you have a history of serious rent arrears or anti social behaviour.

  • Lime Kilns in Worcestershire
Lime Kilns in Worcestershire Nils Wilkes Acknowledgements I first began this project in September 2012 having noticed a number of limekilns annotated on the Ordnance Survey County Series First Edition maps whilst carrying out another project for the Historic Environment Record department (HER). That there had been limekilns right across Worcestershire was not something I was aware of, particularly as the county is not regarded to be a limestone region. When I came to look for books or documents relating specifically to limeburning in Worcestershire, there were none, and this intrigued me. So, in short, this document is the result of my endeavours to gather together both documentary and physical evidence of a long forgotten industry in Worcestershire. In the course of this research I have received the help of many kind people. Firstly I wish to thank staff at the Historic Environmental Record department of the Archive and Archaeological Service for their patience and assistance in helping me develop the Limekiln Database, in particular Emma Hancox, Maggi Noke and Olly Russell. I am extremely grateful to Francesca Llewellyn for her information on Stourport and Astley; Simon Wilkinson for notes on Upton-upon-Severn; Gordon Sawyer for his enthusiasm in locating sites in Strensham; David Viner (Canal and Rivers Trust) in accessing records at Ellesmere Port; Bill Lambert (Worcester and Birmingham Canal Trust) for involving me with the Tardebigge Limekilns Project; Pat Hughes for her knowledge of the lime trade in Worcester and Valerie Goodbury
