The Horse Heaven Hills AVA is home to 26% of the state’s vineyards (15,534 acres) and the source for five wines that have scored 100 points from Washington.

The property contains a total of 181.14 acres of which 92.78 acres are red wine grape vineyard, and 88.36 acres are roads and waste. It includes a 2,400 square foot shop and is located 20 miles southwest of Prosser along the east side of Alderdale Road.

Currently the vineyard is known as Double Canyon Vineyard, however, the name of the vineyard will need to change as the current owners will be keeping the name as it is also the name of their winery.

Irrigation Water and System

The vineyard is provided irrigation water under State of Washington Department of Ecology Superseding Permit Number S4-25639(EE)P. The surface water right from the Columbia River has a priority date of April 22, 1977, allowing for 2.05 cfs, 494.55 acre-feet, for irrigation of 125 acres. Department of Ecology is in the process of verifying use before issuing the Certificate of Water Right.

The Karma Irrigation pump station on the Columbia River is the operating utility for Mercer Ranches. The private shared system supplies irrigation water to about 10,000 acres including the vineyard. Pressurized water is delivered to the subject eastern boundary by an 8-inch buried PVC mainline to an onsite filter station with (5) Flowguard pod filters. Water is distributed by 6 to 1-inch buried PVC mainlines and there are (3) cluster valve stations.

Wind Machines and Shop

There are (8) Orchard Rite, propane-fired, engine-on-ground wind machines located throughout the vineyard to assist in cold-air movement. The majority have Chevy 454 engines and two are Ford V10s. Management indicates two additional wind machines would maximize frost protection.

The vineyard has remote control/monitoring probes for soil moisture and weather, with 10 total nodes.

The shop building was constructed in 2007, with dimensions of 40 x 60 feet, containing 2,400 square feet. The steel frame structure has a concrete slab, (2) 14-foot high overhead doors and is metal clad. The walls are insulated, there is fluorescent lighting and a suspended furnace. The overall condition is above average.
