Landmarks Preservation Commission March 31, 1987; Designation List 188 LP-1519 SAN REMO APARTMENTS, 145- 146 Central Park West, Manhattan. Built 1929-30; architect Emery Roth. Landmark Site: Borough of Manhattan Tax Map Block 1127, Lot 29. On September 11, 1984, the Landmarks Preservation Commission held a pub 1 i c hearing on the proposed designation as a Landmark of the San Remo Apartments and the proposed designation of the related Landmark Site (Item No. 13). The hearing had been duly advertised in accordance with the prov1s1ons of law. Eleven witnesses spoke in favor of designation, and one letter was received in support of designation. DESCRIPTION AND ANALYSIS Summary Soaring over Central Park, the profile of the San Remo is among the most important components of the magnificent skyline of Central Park West. The first of the twin-towered buildings which give Central Park West its distinctive silhouette, and one of the New York's last grand apartment houses built in the pre-Depression era, it was designed by Emery Roth, then at the pinnacle of his career as a specialist in apartment house architecture. A residential skyscraper in cl ass i cal garb, the San Remo epitomizes Roth's abi 1 i ty to combine the traditional with the modern, an urbane amalgam of luxury and convenience, decorum and drama. Development of Central Park West Central Park West, the northern continuation of Eighth Avenue bordering on the park, is today one of New York's finest residential streets, but in the mid- nineteenth century it was a rural and inhospitable outpost , notable for its rocky terrain , browsing goats and ramshackle shanties. -

ELECTRONICALLY REPRINTED FROM NOVEMBER 2007 A custom-made, hand-carved alabaster and brass chandelier hangs from the 20-foot ceiling of the foyer. It lights up the limestone-coated steel staircase, which was the most challenging renovation feat. “I made it more sweeping than the original, to go with the drama of the apartment,” says Carol E. Levy. “They had to bring it in pieces and weld it here, and the railing was handmade in Brooklyn. We saw the whole staircase being made…. We have the staircase of our dreams. It makes a statement and really separates the private and public rooms.” Solid as aRock Carol E. Levy finds home sweet home in the legendary Beresford. by Jennifer Gould Keil • photographs by Marco Ricca The 50-foot hallway on the upper level is daughters Chloe and Camryn’s racetrack for their plasma cars—aerodynamic mini cars that speed up and down the corridor. Levy designed the custom limestone moldings and corbels on all the archways—three in the upper hallway and two in the foyer—to accentuate the architectural design. The living room walls are custom-painted honey beige to look like limestone. Levy even designed the hardwood floors, which display a subtle herringbone pattern in oak, with mahogany and maple trim on the edges. She joined the living room with a sunroom to create a larger, more welcoming space with “a wall of seven windows out to the terrace, with extraordinary light.” OPPOSITE PAGE, TOP: The eat-in kitchen includes European-made stainless steel and glass cabinetry, including a large pantry with pull- out stainless steel drawers and a pop-up stainless steel step-stool. -

Again and again I invent objects, people, and even places that do not exist.” (Seeing America, 275) Interlude reminds the viewer that the long history of representational art— portraiture, genre painting, and still life—continues to flourish in America. The story of artist and model is an old and traditional art theme. Here artist John Koch presents a moment in his studio when both artist and model re- lax, the nude model to enjoy a cup of tea while the artist gazes at his partially completed work on the easel. The African American model dominates the foreground as Koch sets her dark velvety back against the white bed sheet and the vibrant red robe of the third person in the painting, a white woman who offers a cup of tea. As Koch draws the viewer deeper into the room, the curved lines of the model’s body are repeated in the Queen Anne chair, glass pitcher, teapot and doorway arch. Contrast these curving lines with the diagonal lines on the painting’s right side. 3/5/2018 Growing Up in the “Just City” Growing Up in the “Just City” BY JENNIFER BAUM In the 1950s and '60s, New York City’s cooperative housing embodied the egalitarian dream of modernist architecture. My parents came of age in 1950s New York City believing in the dream of equality through architecture. My mother, a secular Jew raised in Brooklyn, and my father, a moderately observant Jew from the Bronx, both found God in modernism. They adhered to the belief that the homes we build could change the world for the better. At their core, they embraced what one scholar has described as the Bauhaus ideology of “architecture as the collective, satisfying all vital needs with the exclusion of personal demands,” which could “create a human brotherhood, with organic community ties.” On their tall functional bookcase, my parents prominently displayed a black-and-white hardcover tome titled Bauhaus the way others exhibited a bible. In 1967, their fervor was fulfilled when we moved into RNA House, on Ninety-Sixth Street between Amsterdam and Columbus, developed by Riverside Neighborhood Assembly, a West Side community organization, whose stated purpose was to “facilitate democratic integration of all people on the Upper West Side.” RNA House was conceived with financing by the Mitchell-Lama Housing program, sponsored by New York state senator MacNeil Mitchell and assemblyman Alfred Lama and made into law in 1955 as the Limited-Profit Housing Companies Act. Its mission was to provide aordable rentals and cooperative apartments for thousands of middle-income New Yorkers like my family. The state gave developers low- interest loans, mortgages, and tax exemptions to build apartments contingent upon controlled rents and sales prices below market value for a twenty-year period. -

Certificate of Appropriateness Committee Before the Landmarks Preservation Commission 135 Central Park West August 13, 2019 LANDMARK WEST! is a not-for-profit community organization committed to the preservation of the architectural heritage of the Upper West Side. The Certificate of Appropriateness Committee wishes to comment on 135 Central Park West, a Beaux-Arts style apartment building designed by Clinton & Russell and built in 1904-07. The application is to create and modify window openings at the roof. LANDMARK WEST! was founded, in large part to gain designation protections for the Upper West Side, mainly for our namesake Upper West Side/Central Park West Historic District. Among the key facets of this district is its Central Park West skyline, with noted sister towers of the El Dorado and San Remo and the corner turrets of landmarks such as the Beresford. The emphasis of this edge was significant for how the march of these various civic institutions and apartment buildings met the sky. The AIA Guide alludes to this very significance when it describes the Langham as: “A ponderous hulk, dull, except at the roofline, where a simple cornice has been so elaborated with ornament and ornate dormers that it sparkles with light” (AIA Guide to New York City, 5th Edition; 394) In doing so, architects Clinton and Russell “returned to the avenue some of the distinction it enjoyed at the time of Hardenbergh’s Dakota” (New York 1930, 388). Given the international importance of this skyline, we cannot in good conscience support further mutilation of this distinctive roof. -

Turning to our work in 2019, SNP continued to implement its strategic approach to protecting public safety and preventing overdose deaths in New York City, a regional hub of drug distribution. The cover photo of this report depicts major roadways converging in the South Bronx, a characteristic exploited by drug trafficking groups. As a top priority, we seek to remove bulk quantities of narcotics from the top of the supply chain.
