(Copy of application attached). • Proof that the use of the new area is permitted under the local authority town plan. This letter is to accompany form- "[DAS form 5" and "IDAS formV' ;1, I am wishing to change the above mentioned properties planning schedule from "Retail" to "Restaurant" use. This site is currently trading as a retail outlet for "Swells International". This property has previously been granted "Restaurant" use during 1999 under the trading name "Arabica Tea & Coffee". The proposed site has been in commercial use since the building was established as the Pacific Beach Resort since 1982. These lots have changed hands 3 times since then (all retail). This application is to extend our existing site (Lots 1, 2 & 3) to include the above mentioned lots. Permitted trading hours (as per our liquor licence) will remain unchanged 10:00am till midnight 7 days. Number of dining seats will be around 24 with a total seating capacity of 36. This extension will require one additional staff member whilst trading to maintain service standards. The above mentioned property was constructed in 1982 and therefore has no dedicated parking allocation. Given that The Bella Venezia Restaurant has been trading in this location since 1982, the majority of trade, both local & tourist will be from existing Mooloolaba Esplanade foot traffic therefore, the need to have additional car parking for this approval would have very minimal if any impact on additional parking requirements. The proposed lots will promote interactive pedestrian connectivity to the newly upgraded Mooloolaba Esplanade and the Award Winning "Bella Venezia Restaurant".
