PROPOSED ARTIST STUDIO: THE SCHOOLHOUSE, MAGGIEKNOCKATER DESIGN STATEMENT 1 INTRODUCTION Planning permission is sought for the proposed new Artists Studio at The Schoolhouse, Maggieknockater. Reference previous Permission 17/01699/APP. This application is very similar to the previous approval; however the footprint has been tuned 90 degrees to run in line with the external wall. This allows the external wall to be fully appreciated from the West. Consideration of design has been given in line with Moray Council policy, alongside guidelines from Historic Scotland. SUMMARY 2 BACKGROUND The Schoolhouse sits within the hamlet of Maggieknockater, on the main A95 road between the towns of Craigellachie and Mulben and within 4 miles of Dufftown, Moray. The existing property is a detached dwelling house, which sits within a generous site, with attractive private garden grounds surrounding the property to the south, west and north. Site access is via an unclassified road, connecting Maggieknockater to the B9014, with an existing driveway providing limited site parking. The site area itself is approximately 1545m². The dwelling benefits from a southerly aspect, with open garden ground to the south west. The site boundaries are defined by mature tree planting and hedgerows, with blockwork to roadway boundaries. To the west lies a domestic dwelling, and to the south a large expanse of open farmland. The School House is typical of its age: original features remain throughout the property. However, several alterations are notable, including the replacement uPVC windows throughout, along with a couple of extensions to the property, carried out in 2004, to the north and west aspects. A sun porch also sits to the south gable of the original schoolhouse. The Schoolhouse once stood attached to the school itself, with the existing school wall remaining a feature within the gardens and attached to the house. A large expanse of sloping lawn to the south and west provides outdoor amenity space for the dwelling. The site slopes from east to west, which provides a level change that has been considered within the proposals. The immediate site surroundings include open farmland, domestic properties and roadways. The idyllic garden, with southerly aspects offers a unique opportunity. The existing garden wall feature to the west of the building offers a piece of site history that can be incorporated within the proposal, retaining a part of the old schoolhouse story. Car parking is provided here. 4 BRIEF The Applicant currently requires an artist studio to provide additional amenity space for the existing property. It is proposed to extend the existing buildi ng for m in order to create a space that will meet the Applicants requirements, as well as conforming to current planning policies and building regulations. The Applicant wishes to maintain and respect the buildings original architectural form. The new extension will create a space with practical, well considered and usable spaces, that utilise high quality materials and maintain the proportions of the original house and school. The proposed studio seeks to: . Extend upon the original grain of the current site architecture; . Create a sympathetic, architecturally considered extension, that respects the character and style of the old. Creation of a sensitively considered internal space, with warm & welcoming atmosphere. Use of natural light, from the West & Northerly aspects, in turn, benefiting from solar gains. Consideration given to the existing site, its context & surroundings. Physical link formed providing internal access to the new external space created. The proposed studio will aspire to create inviting, creative & useful spaces. 5 DESIGN PROPOSAL Planning permission is sought for the proposed studio extension. Consideration of design has been given in line with The Moray Council planning policy, alongside guidelines from Historic Scotland. The proposals have been carefully considered and designed by CAG Architects Ltd. Consideration of Design and Architectural Form: . The proposal replicates form and proportion of the existing house, retaining the Architecture to reflect this; Ridge line not exceeding that of the existing Dining extension. Direct association with the house. Considered internal access via the utility room. Artist’s Studio located to the north, with full height space open to the roof rafters above, allowing access to storage at higher level. External link allowing separate visitor access. Views to the north gardens. The proposal seeks to embrace the existing site opportunities, which include links to the open garden grounds, sloping site levels & historic elements of the site. Our design approach has considered planning policies, as well as the aspirations of the Applicant. As such, a sympathetic and architecturally pleasing solution has evolved which optimises its response to the sites context with respect for the existing building, its form and its setting. The proposed studio extension, with carefully considered window and door fenestration creates light and welcoming internal spaces. Fully glazed doorway openings and slot windows, with vertical emphasis to the North, allow natural artists daylight to flood the interiors. Externally, the gable to the extension reflects the scale and proportion of the existing property; ridge heights do not exceed those of the existing. Window and door apertures are of a vertical emphasis, with simple fenestration and detailing. Consideration of Material: High quality materials are proposed throughout the internal and external alterations, all locally sourced where possible and in keeping with the existing building. Materials include natural slate roof, lead flashings and Aluclad timber windows and doors. Architectural consideration has been given to the use of material, in order to provide an architecturally pleasing and considered form and finish to the proposed elevations, which respect those of the existing property and the existing site features. The new extension will be constructed for energy efficiency and in line with current building standards and local planning policies. 6 SUMMARY In summary, the proposal will provide the additional amenity spaces that the Applicants require. Appearance of the house and the surrounding area is not adversely affected in terms of style, scale, proportion or materials. The design proposals conform to the Moray Council planning policies in principle. The extension is in keeping with the existing forms and finishes. The proposed boundaries are not altered from the existing boundary treatment, and all are to authority approval. Scaling and proportions of the new extension are sympathetic to the original dwelling. Scaling and proportion of the new extension are sympathetic to the neighbouring properties, and do not exceed their ridge line height. The original built form of the Schoolhouse is retained externally. The proposed use of th e external garden area is encouraged. Design proportions and materials respect the existing building, whilst also distinguishing between old and new. 7 .
