Lodge Submitted to the Department of Architecture on August 1, 1996 in partial fulfillment of the requirements for the degree of Master of Science in Real Estate Development at the MASSACHUSETTS INSTITUTE OF TECHNOLOGY ABSTRACT Most older cities in the United States are looking for ways to revitalize their aging central business districts (CBDs). As urban development patterns become increasingly metropolitan with the growth of 'edge cities' and suburban commercil complexes, cities at the center are faced with structural and locational impediments to growth. New York has implemented a program called the Plan for the Revitalization of Lower Manhattan in an attempt to address the area's lack of competitiveness. This Plan combines zoning changes, tax abatements, energy charge abatements, and historic preservation initiatives in an incentive program designed to spur the redevelopment of existing building stock into both residential units and more modernized office space. -

BROAD EXCHANGE BUILDING, 25 Broad Street (Aka 25-33 Broad Street and 44-60 Exchange Place), Manhattan
Landmarks Preservation Commission June 27, 2000, Designation List 316 LP-2074 BROAD EXCHANGE BUILDING, 25 Broad Street (aka 25-33 Broad Street and 44-60 Exchange Place), Manhattan. Built 1900-02; Clinton & Russell, architects. Landmark Site: Borough of Manhattan Tax Map Block 25, Lot 19. On May 16, 2000, the Landmarks Preservation Commission held a public hearing on the proposed designation as a Landmark of the Broad Exchange Building and the proposed designation of the related Landmark Site (Item No. 1). The hearing was duly advertised in accordance with the provisions of law. Three people spoke in favor of designation, including representatives of Council member Kathryn Freed, and the Historic Districts Council. The Commission received a letter of support from the building's owner and a resolution of support from Community Board l. Summary Located in the heart of Manhattan's financial district, the Broad Exchange Building was, at the time of its construction in 1900-02, the largest office building with the highest estimated real estate value built in Manhattan. Designed by the renowned architectural firm of Clinton & Russell, the Broad Exchange Building contained 326,500 square feet of rentable floor area and was estimated to cost $3.25 million. The builders of the Broad Exchange used all the new technologies introduced during the 1890s in order to create taller structures. The twenty story high building has a steel frame, elevator, and caisson construction. The design of the building is a tripartite composition, common to many of New York's tum-of-the century skyscrapers with a base, shaft, and capital. -

Cette église de style neo gothique date de 1846. L'église originale construite en 1699 brulat en 1776 puis fut reconstruite par 14 une seconde qui périt sous la neige en 1839. Alexander Hamilton et Robert Fulton (inventeur du bateau à vapeur) sont enterrés dans le cimetière de cette église qui était le plus haut bâtiment de la ville lors de sa construction. On the right is the Xew York end of the Brooklvn Bridge. The Aquarium am Fire Boat Dock Aquarium and Fire Boat Dock. The Aquarium was an old fort, built in 1S07. and later used as an immigrant depot. Today it contains a wonderful collection of all kinds of living fish. In front are the fire boat headquarters. Fireboats like those shown in the picture are the only practical means of fighting fires where there is such a long waterfront and such heavv shiDoine. Statue of Liberty, presented to the United States by the French sculptor, August Bartholdi, in 1883. The torch is 306 feet above sea level. The statue is erected on Bedloe's Island, in New York Harbor, about two miles south of the Bat- tery. A military post is stationed on the island. Landmarks Preservation Commission October 17, 2000; Designation List 317 LP~2056 THE WHITEHALL BUILDING, 17 Battery Place (aka 1-17 West Street), Manhattan. Built 1902-04; architect, Henry J. Hardenbergh. Extension 1908-10; architects, Clinton & Russell. Landmark Site: Borough of Manhattan Tax Map Block 15, Lot 7501, in part, consisting of the land on which 17 Battery Place (aka 1-17 West Street) is situated. On February 8, 2000, the Landmarks Preservation Commission held a public hearing on the proposed designation as a Landmark of the Whitehall Building and the proposed designation of the related Landmark Site (Item No. 2). The hearing had been duly advertised in accordance with the provisions of law. A representative of the Historic Districts Council spoke in favor of designation. There were no speakers in opposition to designation. The Commission has received a letter in support of designation from the building's owners. Summary The twenty-story Whitehall Building, named for Peter Stuyvesant's seventeenth-century house that had been located nearby, was constructed in 1902-04 and designed by the preeminent tum-of the-century architect Henry J. Hardenbergh. This highly visible site at the southernmost tip of Manhattan, overlooking Battery Park, inspired the architect to create a building with bold design features and a dramatic color scheme. Built as a speculative office tower by the real estate and development firm of Robert A. and William H. Chesebrough, the building was an immediate success and the developers began plans to build an addition. They hired the prolific architectural firm of Clinton & Russell to design a thirty-one-story addition facing West Street, with a tower overlooking the original building. -

COMMUNITY IMPACT ON POST 9/11 URBAN PLANNING OF LOWER MANHATwin TowersAN: FORM FOLLOWS VALUES by LAURA JANINE HOFFMAN (Under the Direction of HANK METHVIN) ABSTRACT Community response to the terrorist attacks of September 11, 2001 on the World Trade Center Twin Towers was immediate, and had indelible impact on subsequent urban planning in Lower Manhattan. Community and civic groups formed to do grassroots research and design in an inclusive and transparent process. Individuals’ hopes for the rebuilding of their city were collected through citywide workshops, town meetings, public forums, and websites. The resulting vision is a comprehensive and integrated view of urban infrastructure and human needs. It is a reflection of current cultural values, and necessitated a change in the guiding principles for rebuilding Lower Manhattan. The clarity and consistency of the community’s themes is uncanny, and was foreshadowed by post-modern urbanists: 1.Remembrance / memorial 2. Human capital/ jobs, job training, education 3. Affordable housing 4.Hubs and sub centers with links 5. Design Excellence 6. Sustainable: buildings, pedestrian friendly, transportation 7. mass transit improvements 8. Community = 24/7; connect neighborhoods; use waterfront and open spaces 9.
