he days of summer are here and with it comes the task of completing approved projects in the Village. Your Board recognizes the inconvenience that comes with any construction Tbut we are confident you will appreciate the improvements as they are completed. It is good to know the summer events are being planned and supported by our residents. Good job all of you for your volunteering and participation. We want to remind everyone that the operation of a business within the park id excluded as per our Prospectus other than a “private home operated” business that does not draw patrons to the clubhouses or private homes. Extra traffic and unknown persons visiting a business is not something that adds to our retired lifestyle. We wish everyone a safe and happy summer. Please remember to be patient while our management company works to serve your needs and complete the tasks set out for them. We thank you all for your understanding.

So, everyone needs to read their Bulletin and come to Coffee Ton Saturday morning to check and see what is happening at this point, where and when. We are going to have the summer fun events again this year in the months of June, July and August. Also there will be a FOURTH OF JULY PARADE, and a 4TH OF JULY PICNIC. So, be sure and keep abreast of what is going on. The doors open for Coffee for EVERYONE at 7:30 a.m. so you can drink your coffee and enjoy your pastry while visiting with your friends. Our “Coffee Meeting” begins at 8:00 a.m. for a short informative and funny time of about 30 to 45 minutes. On the second Saturday, there is free bread and pastries available after coffee is over. Please come and join us. We sure don’t want you to miss out on anything. Also remember coffee and donut are free if you are 85 years of age, or older. Tell the volunteer at the door. If you are 85+, and they will set you up for your free coffee and a donut for the rest of your life here at Ranchero Village. Otherwise, if you are younger than 85, it is just $1.00 for a cup of coffee and a donut. Please come because this is a place where you find out what is going on in the park and meet new friends and see old ones. Looking forward to seeing all of you! Thank you! Women’s Club Nancy Carns, President 437-7154 ur last event of the season was the luncheon at the Seabreeze Island Grille on Reddington Beach. Fifty - two women attended. We ordered from the menu and everyone enjoyed Otheir meal. Our next board meeting will be August 2nd to finalize everything for our September 5th (Monday) Labor Day Picnic and games which is open to all residents of ranchero Village. More details to follow about this in the August Bulletin. Everyone have a great summer and we will see you at the Labor Day picnic!

Meanwhile we are Tlooking for a new craft leader because Terry is retiring after many years of a lot of work. She says she still will be very active in the park though. Summer Fun Pat Rudness une is the beginning of a summer of Ranchero Fun Activities. It all begins on Saturday, June 25, at the Hacienda. Nancy Carns is chairing this event which promises to introduce you Jto delectable delights in the form of “YOUR HERITAGE” covered dish dinner followed by an evening of Ethnic and State songs. Sing alongs and special music will round out a FUN evening. Call Nancy if you or your group would like to sing or share a special song. Everyone is asked to bring a covered dish (serving 8 to 10 people which reflects where your ancestors came from. Example: Sauerkraut and Kielbasa ( guess which country this comes from.) Or if you come from a state which is known for something special, you may want to bring that. Example: Georgia Peach Melba. TICKETS will go on sale June 4 for $3.00 (we’re providing ham) after coffee. Doors will open at 5:30 and dinner will be at 6. As usual all events will feature 50/50, BYOB. And you are invited to purchase tickets and bring children and visitors to the June event. Barbara Sparrer and Jan Casali will chair “A BUN AND FUN” event on July 23. Ranchero Chapel Joyce Oliver, Secretary on -Denominational services held in the Corral Clubhouse each Sunday. We meet folks at 9:30a.m. and the service begins at 10:00 a.m. All are welcome; residents, renters, Nvisitors and friends. Shuffleboard Pat Bryant, President….535-2439 ell, it is certainly a lot quieter without all of our winter family here, but we will still have plenty to do to keep us busy, and happy. One way is to play shuffleboard and Wwe will help you learn if you have never played before. We are looking forward to everyone who is here to join us at the shuffleboard courts. We still play our silly game of “Horsecollar” on Tuesdays and Thursdays (weather permitting). Be there by 6:15 p.m. and we start at 6:30 p.m., and bring 25 cents. This is a game where nobody goes home empty- handed. Also, we play competitive shuffleboard on Sundays at 6:30 p.m. Be there by 6:15 p.m., and bring three (3) dimes. The courts are open daily until 10:00 p.m. for all adults to play. (Children under 16 who play must be supervised by an adult.) Come and join us. It is a lot of fun and a good way to meet your neighbors!

Life at Ranchero Village is beginning to settle down again as so many head for summer quarters. For those who remain behind, don’t forget to check out with the office if you decide to get away for a while yourself. It’s important to leave an emergency contact with the office. PROJECTS: We have several projects scheduled for this month. PAVING: Resurfacing the Ulmerton Entrance and 6th Street has been projected to start May 31, 2016. Expect road closures during this time. Please look for notices around the Park with updates. POOL CLOSURES: The Hacienda Pool is scheduled to be closed June 6th through June 11th. The Lakes Pool is scheduled to be closed June 13th through June 17th. The pools decks are being resurfaced during this time weather permitting. Please look for notices around the Park with updates. FENCING: The fence along 6th Street and 8th Street is being replaced. Please remove any items along the fence line at this time. We do not have an exact start date but will be posting notices and have announcements made at Saturday Coffee. HURRICANE SEASON: June 1st marks the beginning of hurricane season. Please contact the office and let us know if you will require assistance in the event of an evacuation. Hurricane season ends December 1st. PARKING IN SOMEONE ELSE’S CARPORT If you are leaving and are allowing someone else to park in your driveway or carport in your absence, please notify the office so that we can make a note in your file. Also, please be considerate of your neighbors if you need to park in the street. Don’t block their driveways and be sure to leave enough room so they can back out. And try to park in front of your own home. DOG WALKING All dog walkers be sure to walk your pet only in the dog section and only on the side of the street designated as dog section. Many streets are designated “dog section” on one side of the street, but the other side is not in the dog section. Keep your neighbors happy and obey the pet rules. And, of course, don’t forget the ‘Litter” bag. DOOR TO DOOR SALES Call the Largo Police Department (587-6730) immediately and please notify the community office if you have a solicitor come to your door. Even if you think you can just send them away with no harm, please remember they will be preying on your neighbors. Be a good neighbor and help to get rid of these predators. It will not be picked up. Trash and recycling need to be out by 8:00am but not overnight. Thank you for your cooperation in the matter. If you are bringing your trash to the maintenance yard, please do not use the 2 big roll offs by the gate for household trash. There are 4 dumpsters for that. Look for the signs designating which containers to use. BACKGROUND CHECKS FOR RENTERS AND RESIDENTS Both long term and short term occupants of a home, whether a renter, an owner, or an additional occupant are required to have a background check run. Anyone staying in Ranchero Village as more than a guest of 15 days up to twice a year is required to have a background check run. This rule applies to everyone. If you have been here before but have had an absence of over two years you will be required to have a current background check run. These rules apply to everyone no matter what your past occupation may have been. GUESTS Guests staying more than 1 WEEK MUST be registered in the Community Office. Guests MUST display Ranchero Village ID tags when at the pools. Residents should be accompanying their guests while at the pool or other location and are responsible for the behavior of their guests. Please review your Rules and Regs and acquaint your guests with the rules also. Children under 16 must be accompanied by an adult who shall assume full responsibility for their safety and conduct. No running, jumping or diving into the pool. HOT TUB USE is for adults only. No one under 18. Food and drink are not allowed in the pool/hot tub. The hot tub is only meant for short sessions, no longer than 15 minutes. The use of alcohol combined with the relaxing heat of the hot tub can be a dangerous combination. A person can easily slip under the water unnoticed and tragedy can strike quickly. Never swim alone, use the buddy system for safety. Also, for the health and well being of everyone, please do not go in the Hot Tub or Pools if you have wounds or open sores. STOP – at all the stop signs. DRIVEWAYS – When backing out of your driveway, please stop and look before entering the street. There have been several ‘close calls’ with residents backing out and not looking. Landscaping and Mowing If you have any problems with the landscaping or mowing, please contact the Ranchero office and not the mowing crew. The office will contact their managers and get the situation resolved as quickly as possible. GLASS BOTTLES – PLEASE REMEMBER that no glass of any kind is allowed around the pool area. We are getting reports of beer bottles around the pool. If glass is broken, you have the potential of people getting cut. If glass is broken in the pool, it can be quite expensive to clean out. No smoking at the pools – please adhere to the No Smoking Rules at the pools and smoke only away from the pool area in the designated areas. This includes vapor and e-cigarettes. TREE PERMITS Permits MUST be obtained from the City of Largo for the removal of any tree with a trunk larger than 4” in diameter. Certain trees will require a fee before the permit can be obtained. The community office must submit the request to the City. If you have gone through the permit process and have removed a tree please contact the community office and let us know so we can have the permit closed out with the City. ALTERATION REQUESTS Driveways, siding, roof-overs, windows, painting, planting, you name it! If you are making any type of change to the outside of your home, please come into the office first to apply for a permit. Submit your written request and wait until you have received approval and a permit before proceeding with any work. If work is started without the proper permits, management will put a stop to the work. Don’t put yourself or your contractor through the inconvenience of interrupted work just because you failed to follow the rules. Also, very important, be sure to obtain any required City permits. PUT IT IN WRITING! All requests and complaints should be put in writing and signed. Anonymous reports will not be addressed. Forms are available in the office for your convenience STREET LIGHT OUT Unknown to many, our streetlights do not belong to us. They are the property of Duke Energy and maintained by them.
