The first arrivals in Vanuatu crossed from Papua New Guinea about 3,200 years ago. The first people were nomadic sea travellers that quickly moved to New Caledonia and Fiji. They landed only on smaller islands and didn't build permanent establishments. They are known as the Lapita People. There are a number of different titles that make up the site with additional titles able to be added or subdivided depending on needs of the developer. There is approximately 450 metres of water front with areas of white sand beach and a sheltered cove for deep water anchorage as well as the ability to have a working jetty for ease of water transfer that is crucial to capitalise on the cruise ship day-tourists. The site can be from 17 hectares up to 140 hectares. LAND HEIGHT The site is terraced and rises to a plateau at between 5 and 10 metres above sea level providing a safe elevation for construction from storm surge and waves. Direct flights from Pekoa International Airport to Brisbane (Australia) are now available and take less than 2.5 hours. Other international departure points arrive via Port Vila, with a 1 hour connection to Pekoa. It is in the north of the Vanuatu archipelago, approx. 200 kilometres from the capital of Port Vila. Modern ex-pat homes adjoin the Paradise Beach sub-division Soft white sand leading into deep water makes Paradise Beach a unique development site Bokissa Island Resort Source: Google Maps L A N D I N F R A S T R U C T U R E • Access to the site from the mainland would be by ferry or barge for the delivery of building materials, resort supplies and guests. • There is a basic crushed coral road on Aore that currently runs through the proposed resort and could be moved if need be. • No mains power (an under water cable is proposed by VUI) • No land line telephone, but very good mobile and internet (broadband) coverage. • Ground water is readily available which would need to be accessed via a bore. Desalination and plentiful rain water collection are also options available. • International Airport is less than ten minutes drive from Luganville. • The international cruise ship terminal is directly opposite the site.
