This early 17th Century property has wonderful gardens and grounds with a swimming pool. It faces south west on the far side with the lawn leading down to a ha-ha and then overlooking the open grass meadow field, edged with attractive mature woodland. All in about 6.81 acres. The central part of The Old Rectory dates from the early 17th Century and is one of the oldest buildings in the village. The house is listed Grade II as being of Architectural and Historical Interest. It is thought that parts of the house may be the remains of a former Hospitallers house and The Old Rectory was occupied by Henry Jackson, the former Rector in the village, when it was rifled by soldiers in the Civil War and some of his manuscripts lost in 1642. Over the past 300 years, various extensions and alterations have been made, including the fine bay windows in the drawing room and master bedroom installed in around 1871, and the kitchen/ breakfast room extension in the 20th Century. Yet, the house retains many charming features including the original windows on the first floor and in the gables, diagonal chimneys, original iron casement window with a double scroll decoration, and stone bolection-moulded fireplaces with cast iron ‘duck’s nest’ grates. ACCOMMODATION Approached through fine Cotswold stone pillars with wrought iron gates, The Old Rectory is situated behind an attractive circular gravelled drive entrance with central lawn and flower beds. The property is entered through a heavy oak front door into an attractive entrance hall, which has a beautiful fireplace with a carved and pillared stone surround and mantle, mullion window, wooden floors and a useful coat cupboard. The hall leads into the inner hall with principal staircase. A passage with flagstone flooring runs to left leading to the dining room, drawing room, and kitchen/ breakfast room, as well as, an original 17th Century spiral wooden staircase leading to the first and second floors respectively. The dining room is an impressive and handsome room with a striking open fireplace standing proudly at one end, making the room ideal for entertaining. Three double height stone mullion windows, complete with stone pillars and carved rolled rosette carvings, allow an abundance of natural light as well as a pleasant outlook over the driveway and front gardens. When the current owners bought the property it was lived in as two. This could easily be reverted back to a separate house and annexe (subject to any necessary consents). The generous drawing room is located at the end of the property and has a large bay window with fabulous views over the gardens, field and woodland beyond. This light room affords a half timber and squared chequer board design ceiling, oak flooring and a fireplace with open grate. Towards the rear of the property is the sizable kitchen/ breakfast room benefitting from an extensive range of oak units complete with granite worktops. Also, on the ground floor, can be found a laundry room with Belfast sink and leaded mullion windows, a pantry, generous built in cupboards, and a back hall with a Victorian staircase to the first floor, as well as, a door to the garden. The principal staircase leads to a wonderful galleried and spacious landing with an impressive vaulted ceiling. The landing leads into a hallway which extends the full length of the house, with three mullion windows offering a pretty outlook over the gardens. At the far end, above the drawing room, is the master bedroom suite with bathroom. This good size bedroom benefits from a fireplace and a bay window showcasing the wonderful views over the gardens, meadow field and woodlands. You will find three able and enthusiastic PCCs and good supportive people with whom to work. The South Cotswolds Team comprises some 15 parishes and 22 churches stretching from Ampney Crucis, near Cirencester in the west to Lechlade in the east; and from Castle Eaton in the south to Winson in the north.
