How We Design...

A market fit for reverse exchanges

BY KENT DARR @businessrecord | Twitter: businessrecord.com

The 1031 exchange is no stranger to sellers and buyers of commercial real estate. It is a way to avoid capital gains taxes on a sale by acquiring a similar property. But what happens when similar investment Interactions shape my properties — say, a hotel or apartment development — are in short supply or the cost of development-grade design, these exchanges farmland is escalating? Those market forces are in play in Greater Des Moines, and they can prompt determine how architecture future sellers to become buyers of the moment, comes to life. especially when a suitable property is available, said David Brown, president and owner of IPE 1031 in Hoang Tran West Des Moines. Those deals are called reverse Architecture exchanges, and Brown said his firm, which facilitates 1031 exchanges of all types, is seeing quite a few of them. In a reverse exchange, a replacement property is bought in advance of the sale of the property it will replace. If you aren’t familiar with 1031 exchanges and their various configurations, check out IPE 1031.

The special toilet will be behind security, near gate C2, which will lose about 10 seats. “This is for real. I am not joking,” Foley told the airport authority board on July 12. The fake-grass box flushes into the sanitary sewer. A sink nearby offers the passenger a chance for a post-potty-break 1530 2nd Avenue Des Moines, IA 50314 hand-washing. Foley said Des Moines usually 515.288.5783 | www.commonwealthelectric.com sees dogs as companions for people with anxiety issues or limited sight, but a whole range of animals have legally visited other airports. He showed the board photos of a turkey, a miniature horse and a small pig on various planes, and said PARTNER WITH THE PROVEN WINNER! he’s heard of skunks making the ride, too. Currently, the airport only has an outdoor area designated for animals to do their duty. In other airport-improvement news, nursing mothers will now have an option outside of restrooms to get some privacy. Under another federal law, the airport soon will install a “lactation pod,” basically a prefab room with lights, chairs and a table for mothers to use for breastfeeding. That will be just past
