Turn right on to Lower Hoar Cross Road and continue for approximately 1.1 miles, passing through Wood Mill, the woodland is located on the right and has double gated road side access. SITUATION AND DESCRIPTION A mixed woodland on the edge of Hoar Cross, within the National Forest and extending to approximately 12.02 acres (4.864 hectares) or thereabouts.

The woodland benefits from gated roadside access with a track leading to a clearing and a pond. The eastern

ACCOMMODATION This parcel of woodland extends to approximately 12 acres (4.864 hectares) or thereabouts. This is mixed hard and softwood woodland including Oak, Ash, Poplar, Scots Pine, Douglas Fir and Sycamore and lies within the National Forest.

The woodland benefits from a pond located to the southern part of the land, in addition to a well lying to the south and we understand there are a number of springs within the woodland.

The property is bounded by the public highway and post and barb wire fencing to the western boundary and the River Swarbourn to the eastern boundary.
