Our engineers have the Community Associations Institute designation of Reserve Specialists. Many associations are putting together budget for future repairs and replacements of all common elements and this can help assist with that process. What are the advantages of a Capital Reserve Analysis? • The collection of funds can be distributed equitably between the homeowners and over the life of the property. • The Board of Directors can plan the year’s addenda. • It’s an opportunity to plan ahead and be prepared for project, rather than reacting to problems that develop. • Reserve planning allows time to solicit competitive bids and evaluate contractors. • Major repairs can be scheduled around inclement weather and at the convenience of the Board. What will the Capital Reserve Analysis include? Review of property with Board Members, Property Manager and Maintenance Supervisor to discuss concerns and potential problems. Page 4 www.ray-engineering.com The Capital Reserve Analysis includes: Objective Procedures and Limitations Property Description and Condition Estimate of Repairs Budget Photographs Review with Board Members and Property Manager Page 5 www.ray-engineering.com Projects 12 at Atlantic Station Borghese Villas 123 Luckie Street Condominium Brassfield Overlook 2500 Peachtree Condominium Breckenridge Subdivision 3200 Clairmont North Condominium Brickworks Condominium 33 Ponce Condominium Bristol Oaks Subdivision 3344 Peachtree Brookhaven Lakes 3400 Malone Drive Brooks Crossing 800 Ponce De Leon Place Brookwood Condominium 805 Peachtree Condominiums Cambridge Subdivision 870 Inman Caney Creek Subdivision Abbotts Pond Subdivision Carlton Condominium Alexandria Townhomes Carlyle Park Amelia Parc Carrington Place Townhomes Ammersee Lakes Carter Center Anderson Mill Cascade Parc Ansley at Pilgrim Mill Centennial Ansley Terrace Champions Run Apalachee Farms Chastain Park Condominium Apalachee Heritage Chatham Park Aqua Chattahoochee Run Subdivision Arbors at Sugarloaf Chattahoochee River Club Artisan Condominium Chattahoochee Run Subdivision Ashworth Chestatee Avington Clairemont Avocet Neighborhood Cobblestone at Brookhaven Avonlea Crossing Subdivision Colonnades of Decatur Berkeley Woods Condominium Communities of Wellington Berkshire at Sugarloaf Condominiums of Avondale Estates Berkshire Condominiums Cottages of Woodstock Block Lofts Cotting Court Condominium Bluestone Lofts Country Park Condominium Page 6 www.ray-engineering.com Projects Courtyard of Vinings Evans Farm Crabapple Pointe Subdivision Fair and Walker Lofts Creekside at Mansell Faircroft Crossings of East Cobb Falls of Braselton Danbury Parc Flats at Riverwalk Decatur Place Frederica Hall Condominium Decatur Square Condominium Gasket City Lofts Decatur Townhomes Gates at McGinnis Ferry Deer Lake Subdivision Gates at Parkside Village Deer Valley GE Lofts Delta Estates Georgetown Condominium Devonshire Condominium Glenbrooke Subdivision Dillard Crossing Glenhurst Subdivision Dunwoody Club Townhomes Glenridge Heights Dunwoody Court Condominium Gramercy Townhomes Dunwoody Hills Condominium Grand Cascades Subdivision Eagle Neck Subdivision Halten Hall Condominium Eagle Watch Hamilton Grove Eagles Brooke Hamilton Mill Subdivision Eagles Landing Hampton East Hampton Subdivision Harbour Point Subdivision East Lake Commons Hardage Farms Edenwilde Subdivision Harrington Falls Subdivision Edinburgh Harris Orchards at Duluth Elan Hall Townhomes Henderson Reserve Element Condominium Hidden Cove Townhomes Ellard Community Hillside at Oakhurst Enclave at Eastlake Ivy Walk Enclave at Milton Park James Creek Subdivision Enniskerry Johnson Creek Estate and Reserve at Foxdale Kedron Falls Townhome Estates at Brooke Park Page 7 www.ray-engineering.com Projects Lake Astoria Subdivision Mountain Brook Lake View Mountain Creek Villas Langford Commons Mt. • Gay Atlanta – the Best Gay Hotels, Bars, Clubs & More Atlanta, the Georgia State Capital, Is Often Considered the Unofficial Gay Capital of the Southern USA
Gay Atlanta – the best gay hotels, bars, clubs & more Atlanta, the Georgia state capital, is often considered the unofficial gay capital of the southern USA. Although the south may not have an LGBT-friendly reputation, this bustling metropolis is an open, friendly and welcoming destination for all travelers. Here you’ll find a melting pot of cultures and a unique mix of southern charm with all the conveniences of big city living. Atlanta is also a historically significant location due to its Important role during the American Civil Rights Movement in the 1960s. Today, it’s known for world-class museums, shopping, outdoor spaces, southern cuisine and nightlife as well as thriving neighborhoods. General ps The hot and humid summer weather between June and August gives merit to the nickname, Hotlanta. This is also when room rates are their highest. The best time to visit is from March to May when you’ll enjoy milder weather to spend time outside and take advantage of all the outdoor events and activities. To save a few dollars, try visiting in December, January or February when the city is less crowded and room prices drop due to the cooler weather. When planning your visit, also consider the Atlantic hurricane season that lasts from summer through fall and could interrupt your trip. When booking accommodations, keep in mind that Midtown is the center of gay life in Atlanta, although LGBT-friendly spots can be found throughout the city and suburbs. Other areas like Downtown, Westside, Ansley Mall/Cheshire Bridge, Buckhead and Grant Park and Cabbagetown all boast LGBT shops, restaurants and venues.

  • PROGRAM Welcome to the Third Atlanta Studies Symposium!
2015 ATLANTA STUDIES SYMPOSIUM THE ATLANTA WAY: PAST, PRESENT, & FUTURE WEDNESDAY, MAY 6TH PROGRAM Welcome to the third Atlanta Studies Symposium! Atlantans often say we live in one of the most forward looking metropolitan areas in the world. We pride ourselves on having anticipated the importance of air travel, of joining together across racial lines to lead the South in desegregation, of hosting the world stage that was the 1996 Olympics. Then we turn around and decry our traffic congestion, outlandish carbon footprint, broken water supply system, failing primary and secondary schools, and fragmented governance. We may just be the prototypical metropolis of the 21st Century. While Manuel Castells and Saskia Sassen come closer to describing 2015 Atlanta than Walter Christaller, we are woefully short of theory that truly explains the way Atlanta and other 21st Century urban agglomerations grow and function. By virtue of proximity, those of us who research and teach in the capital of this post-industrial mega-region have opportunity to help develop the new urban theory and in the process to help solve the most pressing problems of our age. The twenty higher education institutions in the Atlanta metro are home to the seventh largest concentration of college students and the fourth largest concentration of research spending in the U.S. Much of that brain power is focused on the issues of our home region, but is scattered across many disciplines and institutions. The Atlanta Studies Symposium is a rare opportunity to bring scholars together to compare findings about our region across fields and universities.
