Wandering around you will find rough-hewn features offering a welcome respite, including rustic benches, large logs and stump perches surveying the coast. All the trails intersect near the centre of the wood at an enchanting heather glade by a small footbridge over a main drain bisecting the forest. Sitka spruce and Lodgepole pines offer future harvestable income and an increasing timber value, and a supply of some Christmas trees. These prevalent conifers are balanced by intermingling thickets of birch, rowan, alder and willow broadleaves across the whole wood. Some selective thinning of conifers over the coming years would be great for woodland diversity and wildlife, a sustainable firewood supply or for creating your own woodland maze. Once the Lodgepole pines are mature enough they will also provide ideal tent or ‘lodge’ poles for a tipi or lavvu. The mixed forest floor, grasslands, dry heaths and wetland mosses create an ecologically rich ground flora. Purple heather, foxgloves and orchids display with delicate ferns and myriad fungi through the warmer seasons. Acrobatic darting dragonflies, lounging lizards and shy woodcock are cherished sightings. For fruit foragers there are blackberries, raspberries and blaeberries aplenty. Hatton, North Aberdeenshire Surrounding Area Beyond Auquharney South Wood there is also much to discover locally, particularly the beautiful and rugged coastal scenery of this somewhat hidden gem corner of Aberdeenshire. The dazzling dunes, dramatic cliffs and many stunning beaches extend from Aberdeen to Peterhead and beyond to Fraserburgh and Banff. The patient observer or a trained eye can also catch sight of marine life including seals, porpoise, dolphins and whales. The River Ythan estuary and Sands of Forvie nature reserve near Newburgh are a haven for grey seals, Eider ducks and terns, and provide a wonderful walk through coastal heathlands and drifting dunes. Longer scenic pathways nearby include the Formantine and Buchan Way and the Aberdeenshire Coastal paths. Aberdeen city is 25 miles south and Ellon and Peterhead are within 10 miles. Access Servitude A right of access for all purposes is reserved over the private track directly adjacent to the north boundary, as shown in green on the Maps. As is usual in Scotland, maintenance of this shared track is according to use. Sporting Rights, Mineral Rights and Timber Sporting rights are owned, in hand and included with the land. Mineral rights are owned and included with the land except where reserved by statute or in terms of the Title. All timber, whether standing, fallen or cut, is included with the land. Restocking Scheme, Management Agreement and Residential Use There are no outstanding grant payments due. All restocking conditions and stocking densities stipulated under the original felling license agreement are now considered to have been met and hence there would be no outstanding restocking obligations to transfer to a new owner. A 1994 management agreement reserved specific access rights to a local third party. This outdated and never exercised burden has had no detrimental impact on successive owners’ private use, enjoyment and management of the land. The subsequent Land Reform Act of 2003 generally replaced the need and basis for reserving such rights. The agreement can be terminated subject to consensus with the third party and removed from the title. You are extremely unlikely to get residential planning permission for this woodland. Boundaries The boundaries are clearly indicated by the deer fence and posts along the west road boundary, the deer fence along the north and east boundaries, and by posts along the south boundary. As is usual in Scotland, boundary fencing is mutually shared with adjacent private proprietors unless agreed or stated otherwise in the title deeds. Directions (Maps are provided below) Travelling either east or west on the minor road to or from Hatton, between the A952 and the A90, after about one mile in either direction you will arrive at a road junction with a few rural dwellings and a power line (ETL on the Maps) crossing overhead nearby. Turn off here on to the unclassified road heading North. Continue on this minor road for another mile until you arrive at a private access track on your right with signs for Auquharney South Wood and Yondertonhill and Eshcol dwellings. You may turn in here and park to one side of the splayed entrance at the start of the private access track, as identified by P on the Wood Map. To view inside the woodland please climb carefully over the padlocked deer fence gate. Please also ensure you adhere to the latest government COVID-19 guidance and rules when viewing the property.
