Ardallie Main objections raised in representation Number of planned units on site OP1 should be reduced to take into account already submitted proposals. Development of site OP1 should include road upgrades. Response by Planning Authority The approved houses on site OP1 would take up part of the allocation, and no change is required. Upgrading the existing road to an adoptable standard is already required by the development brief. The section of private road heading east from site OP1 is not required to link the site to the public road network so it is not appropriate to require its upgrading. Minor technical change Remove the settlement boundary annotation (which only covers the allocated, protected and reserved sites), for consistency. Since that time we have been subject to a number of changes with linked charges. Due to the tremendous dedication and hard work of our Kirk Session, Board and members, we have continued to maintain a Christian witness in this parish. During that time we have been assisted and supported by many individuals who have advised and encouraged us. In September 2011 a Locum was appointed. This has brought stability and consistency. We have been able to produce an Action Plan which has seen a number of developments within the life of the Church and we continue to work together as a team. For population density this measures at 57.2 persons per square kilometre, compared with 39.2 persons per square kilometre in Aberdeenshire, this is the joint-second most densely populated area alongside neighbouring Banff and Buchan. Peterhead (18,450) is by far the area’s largest settlement and is the largest town in Aberdeenshire and thus dominates Buchan’s economy which like Banff and Buchan was built on agriculture and fishing. The surrounding area is a designated site of Special Scientific Interest, attracting colonies of cliff nesting seabirds, including kittiwake, guillemot, razorbill, fulmar and shag. The area is renowned for its beautiful blue flag beach, stretching for approximately 2.5km, where an abundance of wildlife can be seen; from seals and dolphins to numerous species of seabirds. An evening stroll will take you along spectacular beaches and rugged coastal paths. Nearby, Cruden Bay is a picturesque coastal village with a range of amenities, affording the opportunity to reside in pleasant rural and seaside surroundings and yet within easy commuting distance of Aberdeen and Peterhead. Cruden Bay is also home to the world renowned Cruden Bay Golf Club, hailed as one of the best natural links courses in the world.     Aberdeenshire Local Development Plan 2012 Supplementary Guidance Volume E Settlement Statements Buchan This volume contains detailed proposals for development within the settlements in Buchan, for which locations have been identified in the Aberdeenshire Local Development Plan. For the avoidance of doubt each individual settlement statement is supplementary guidance under the terms of section 22 of part 2 of the Planning etc. (Scotland) Act 2006. The Local Development Plan, and in particular Part 4 (the spatial strategy), Part 6 (the proposals maps) and Schedules 1 to 4, contains the appropriate context and establishes the main principles on which these individual statements of supplementary guidance are based. The Local Development Plan expressly refers to these settlement statements as a means of providing further detail in respect of the proposals. The information contained within the settlement statements is based on the available information at the date of publication. The Action Programme, which supports delivery of the Aberdeenshire Local Development Plan, is a live document and will be continually updated to take account of changes and further information as it comes forward. The settlement statements also carry forward sites and areas of protection from the Aberdeenshire Local Plan 2006.
