[email protected] This substantial and highly contemporary family home has been completely renovated throughout to an extremely high standard and now offers versatile accommodation including a modern three/four bedroom family home and cleverly designed self-contained, two bedroom annexe. Dulce Domum, which means ‘sweet home’, is located in the pretty coastal hamlet of Trevarrian, situated between desirable Watergate Bay and Mawgan Porth. Within walking distance of the coastal path, beach at Mawgan Porth and a short drive from Newquay airport, Dulce Domum is unrecognisable from the original dormer bungalow having been completely refurbished inside and out to create a modern, desirable and comfortable family home in this sought after location. Step inside Dulce Domum and the quality of this property is immediately apparent. The open reception hall is light and bright with an oak floor, doors leading to the ground floor rooms, a large walk-in cloak cupboard and a turned staircase rising to the first floor. The kitchen/diner, to the front of the house, is a wonderful open space filled with natural light from three sides. The kitchen itself has a comprehensive range of grey high gloss floor and wall cabinets and drawers including an island and breakfast bar, complimented by a composite square edge worktop and composite 1.5 bowl sink. Integral appliances include an eye level microwave, oven and grill, dishwasher and glass induction hob with a floating stainless steel extractor hood above. At the far end is ample space for a dining table and chairs and a cupboard is home to the gas boiler. The living room, measuring over 24 feet in length, is again flooded with natural light from three windows to the side and a set of French doors at the far end which open onto the patio. Decorated in neutral colours, the large standalone wood burning stove with stainless steel flue cited on a slate hearth provides a focal point to the room as well as an abundance of warmth on a cold evening. Another attractive feature is the recess for log storage. From the living room is the snug/second reception room which can easily be utilised as a fourth bedroom. This has large windows overlooking the garden and a door to it. The ground floor is also home to one of the double bedrooms and a luxurious bathroom complete with spa bath, large walk-in shower enclosure, stylish tiling and crisp white sanitary ware. Up on the first floor are two further double bedrooms, the master having a large walk-in wardrobe, and another stylish bathroom complete with walk-in shower enclosure, an oval bath and high quality tiling. Attached to Dulce Domum, but self contained and with an interconnecting door, is the two bedroom annexe. Briefly, this comprises a galley kitchen, separate living room, high specification shower room and two good size bedrooms. With its own entrance, this is perfect for a dependent relative, teenage child or alternatively has excellent holiday letting potential. The gardens at Dulce Domum are generous is size and completely enclosed with a lovely slate patio and low wall round it. Beyond this is a large area of lawn bordered by a combination of contemporary fencing and mature plants and shrubs. There is a gate on either side of the property with access to the front and a detached garage, divided into three sections which can be used as an office, gym or for storage. One of the areas has racking for surfboards, a sink and is considered a drying room for wetsuits after a day at the beach. There is even an outside shower to the rear for washing off the sand. To the front is ample off road parking on the block paved driveway. Services to the property include mains water, electricity, gas and drainage. Dulce Domum is a highly versatile and well designed property which we believe will appeal to a wide range of needs and therefore recommend a viewing at the earliest opportunity. The small peaceful hamlet of Trevarrian lies just under a mile from the vast golden sandy beach at Watergate Bay, a leading venue for beach sports, events, dog walkers and a renowned surfing hotspot. Watergate Bay is just a short walk away via the surrounding footpaths and lanes as is the beautiful Cornish village pub in Trevarrian itself. Watergate Bay is an extremely sought after beach location, with a hive of activity and a wide range of events held at the bay throughout the year such as surf competitions and water sports meaning the atmosphere in the small beach community is one of great energy and excitement. Just half a mile distant is Mawgan Porth, now one of the most sought after locations in North Cornwall. The magnificent sandy beach is famous for water sports activities serving surfers and bathers alike with stunning cliff and coastline walks. Fine dining is available locally at the award-winning Scarlet Hotel as well as first class spa and recreational facilities at The Scarlett & Bedruthan Hotel. The bay provides a range of amenities including a local store, cafes, public house, surf school and gift shops. Rick Stein’s esteemed Seafood restaurant, Paul Ainsworth’s Michelin starred No.6 and cool seafood bar Prawn On The Lawn in picturesque Padstow can be found just a few miles along the very scenic coast road. Well situated for ease of transport, Trevarrian is less than a 15 minute drive off the main A30 and just 2 minutes away from Newquay Airport with its domestic and international flight services. The main line train station at Bodmin Parkway is approximately a 30 minutes drive away. To find Dulce Domum, head towards Newquay from Padstow along the coast road passing through St Merryn and Porthcothan along the way. Drive through Mawgan Porth and up the hill. Continue on this road and pass the sign to St Mawgan and the Travelers Rest Public House. Take the next road on the right, signposted Trevarrian Lodge and continue straight down the lane passing another sign for Trevarrian Lodge. [ 95 ] Additions to the Plymouth Marine Fauna (1931) in t!1e CrustaceanOrdersTanaidacea,/sopodaand Amphipoda. By G. I. Crawford, Former Student Probationer at the Plymouth Laboratory. With 1 Figure in the Text. THIS list contains 2 species of TANAIDAcEA,6 of IsoPoDA and 28 of AMPHJPODA.These were all collected by myself in 1934-5, with the exception of 3 species of Amphipoda, which have not been entered in the Plymouth list although accounts of their capture at Plymouth have been published. These are Eusirus longipes Boeck, recorded by Hunt (1924) ; Gammarellus angulosus (Fabr.), by Kitching, Macan and Gilson (1934); and Gammarus zaddachi Sexton, by Serventy (1935). The list is drawn up in the systematic order adopted in Plymouth Marine Fauna (1931), with a reference to a good illustration of each species. The dates and circumstances of capture are stated, and when a species has already been recorded from offthe coasts of Devon and Corn- wall by Norman and Scott (1906) a note to that effect has been made. The distribution is not stated, since recent accounts of the distribution of every species are available in the following works: Tanaidacea and Isopoda: Nierstrasz and Stekhoven, '1930 (except for Synisoma acuminatana, q.v.). Amphipoda: Chevreux and Fage (1925) or Stephensen (1929). All the Amphipod species in this list are included in one or other of these publications, and almost all in both. Every species has been referred to a specialist for identification. Tan- aidacea and Eurydice truncata and Gnathia oxyur.ceato J. H. Schuurmans Stekhoven of Utrecht; the other Isopoda to Prof.

  • WCA 573 Appendix E2
APPENDIX E2 – - 842 - 16 December 2013 Cornwall Council County Hall TRURO Dear Modification Order application WCA 573 Church Lane St Mawgan Approximately two years ago our local Parish Council applied for the above Modification Order and a large number of parishioners supplied evidence, from their own experience, of this Lane being used without hindrance, or permission, by vehicular traffic, horses and pedestrians. At the November meeting of the St Mawgan-in-Pydar Parish Council the Clerk requested that parishioners with additional information should send this to you. This we are now doing. We, as land owners and residents on the lane, were asked to complete a questionnaire at the time of submission of the application for the Modification Order. This we did to the best of our knowledge at the time. Our property was constructed in 1956 and our deeds contain evidence that vehicles have used this Lane throughout that time. Our deeds also contain documents demonstrating that we have rights of access over the Lane. Even if they did not, these rights have been established by usage. Consequently, whatever the outcome of this Modification Order application, it will not change our legal rights and therefore we make the following submission without prejudice. Background to this submission As a result of an application to the Land Registry by the new owners of The Rectory, now called ’Yongala’, to register two parcels of land adjoining the Lane we have undertaken an extensive search of archival documents relating to the Lane. All the documentary evidence we quote below is either contained in the Cornwall Records Office, or St Mawgan-in-Pydar Parish Council Minute Books, or in the Deeds of our property should you wish to verify any of the information.
