  • Croft Cottage Low Road | Wretton | Norfolk | PE33 9QN CHARACTER COTTAGE
Croft Cottage Low Road | Wretton | Norfolk | PE33 9QN CHARACTER COTTAGE • A Substantial Detached Cottage Dating Back to 1700’s • Delightful Village Location with Scenic Open Rural Views to the Rear • Generous Plot of about Three-Quarters of an Acre • Just 5 miles from Downham Market with Direct Trains to Cambridge & London • Kitchen, Dining Room, 2 Reception Rooms , Sitting Room & Utility • Three Double Bedrooms, Two En-Suites & Family Bathroom • Double Garage and Ample Off Road Parking • A Separate, Single Storey Building, Currently Used as Gym and Office • Private Garden Mainly Laid to Lawn, Timber Summer House & Greenhouse • Accommodation Approx. Extends to 1,947 sq. ft. A lovely old cottage, once an ale house, that dates back to 1711, as an inscription states on a gable end wall, is constructed in a mix of flint and brick, and has twentieth century additions that make this charming property really very substantial. It stands on a quiet country road on the edge of the little West Norfolk village of Wretton, on a plot of about three-quarters of an acre, and commands far reaching views over open farmland. Generous Sized Rooms “We were attracted to the property because it’s in a nice village and it has so much character. It has a lovely aspect with trees, and a field at the back beyond the spacious and not overlooked garden, with more farmland views from the other side,” states the owner. Despite being a cottage, the rooms are of an excellent size, the space enhanced by some vaulted ceilings. Downstairs, off the hallway, double doors lead into a part of the house that could easily be an annex, or would make the perfect bedroom suite for an elderly relative, for instance.

THE SANDRINGHAM ROYAL ESTATE It will be noticed that no public rights of way have been claimed across land comprising the Sandringham Royal Estate. As this is a private estate of Her Majesty the Queen it was mistakenly omitted from inclusion in the original survey of the definitive map and statement due to the belief that the estate was exempt from the provisions of the National Parks and Access to the Countryside Act 1949 as Crown Land. The Sandringham Royal Estate does not in fact qualify as Crown Land as a private estate of Her Majesty the Queen. All public rights of way within the Estate have, therefore, been mistakenly excluded from this survey. DEFINITIVE STATEMENT OF PUBLIC RIGHTS OF WAY KING'S LYNN AND WEST NORFOLK DISTRICT PARISH OF ANMER This parish lies wholly within the Sandringham Royal Estate which is exempt from the provisions of the National Parks and Access to the Countryside Act, 1949.
