Location Analysis for a New Football Stadium Location analysis for a new football stadium The case of Feyenoord Rotterdam By Frank Penning Student number: 331420 Supervisor: Erik Braun Erasmus Universiteit Rotterdam Bachelor thesis July 2012 _____________________________ Football club Feyenoord aims to hold its position as a top three football club in the Netherlands. The old stadium does not provide enough possibilities to expand the capacity and multifunctionality. A new football stadium does provide these services and that’s why Feyenoord wants a new football stadium. It is not the question whether the football stadium will be build, but where to build the new football stadium. This report will take a look at the location factors for a sports stadium and the decision making process of concerning the new football stadium. Possible locations are tested and a recommendation is given in the conclusion. 1 Preface This paper was written as a bachelor thesis for the major Urban, Regional and Transport Economics at the Erasmus University, Rotterdam. The paper is focussed on the new football stadium that has to be built in Rotterdam. The question raised from this project is where to build this football stadium in Rotterdam. Special thanks go to Erik Braun, my supervisor during this period. He gave me several ideas to steer me into the right direction. He also gave some interesting sources that were useful for this paper. Rotterdam, July 2012 Frank Penning 2 Executive Summary This paper investigates the location factors in the decision making process for constructing a football stadium in Rotterdam. Feyenoord wants a new football stadium and it is the question where to construct this football stadium. Therefore, a location analysis is required in order to find an optimal location for a football stadium in Rotterdam. It is important to analyse the location factors for sports stadiums. The location factors are supported by location theories, like the neoclassical theory, behavioural theory and the institutional theory. The neoclassical theory is seen as a benchmark while the empirical value of the behavioural theory is appreciated. The institutional theory regards the firm not as an active decision agent, but as a dependent agent who has to negotiate with its suppliers. The main location factors are those that influence attendance, income, and occupancy. Sports teams has to take into account the land costs, the market potential, the capacity of a sports stadium and the accessibility. Several urban structure models has been used as a theoretical background. The urban structure models show that there is no clear urban structure applicable for every city. The urban structure can be influenced by a governments policy like gentrification or greenbelt policy which can lead to higher land prices in those areas. In order to investigate the relocations of football stadiums, an analysis has been done about football stadiums constructed between 1995 and 2012. The results indicate that most of the football teams are moving away from the central city to the edge of the city. Proximity to a highway is preferred while a location in suburban areas is still rare. Stadion Feijenoord N.V. and Feyenoord Rotterdam N.V regard the renovation-variant and the Varkenoord-variant as the most plausible options for a new football stadium. A critical analysis for these locations has been done. Possible locations for a new football stadium are investigated regarding land prices, availability of land, and accessibility. Finally, recommendations are given to Stadion Feijenoord N.V. and Feyenoord Rotterdam N.V. They should expand their search area for a new football stadium and they should take 3 into consideration possible location in Rotterdam-Noord and along the highways A15 and A16. 4 Table of contents Met als eindresultaat een schat aan waardevolle informatie waar de clubs concreet mee aan de slag kunnen om hun fans nog beter van dienst te zijn. Het Jupiler League Fan Onderzoek is uitgevoerd onder geregistreerde seizoenkaart- en clubcardhouders. In december 2014 is hun mening gevraagd over uiteen- lopende onderwerpen zoals waardering stadion bezoek, merchandising, sfeer, catering, communicatie en maatschappelijke betrokkenheid.     When is the Midnight Walk 2021? The walk is on Friday 20 August. Who can enter the walk? Entrants must be female, aged 11 years and above to register online. If entrants would like to bring a minor under the age of 11 years, they must email, events@ stlukes-hospice.org.uk for further in-formation. All entrants aged 11 to 16 must always be accompanied by a female parent or guardian. The parent or guardian must register for the event. 17-year-olds must have a signed consent form to take part but can walk the route without being accompanied by a female adult. Wanneer De Kuip los gaat weet je direct ‘hier had je bij moeten zijn’. Het doet wat met je. Je wilt nooit meer anders, ook al kost een wedstrijd soms een jaar van je leven. Dit is het gevoel dat ouders willen doorgeven aan hun kinderen. Door hen de sfeer van het levende stadion te laten ervaren. Te laten opsnuiven. Te leren koesteren. Dit zijn de momenten waarop nieuwe generaties fans worden geboren. Voor het leven. Dit is niet zomaar een gebouw. Dit is het stadion waarvan wij zielsveel houden. As part of the emerging Local Plan, a Settlement Audit was undertaken in 2014 to better understand the service provision across the borough, which in turn helped to determine the Local Plan Settlement Hierarchy. This process is dealt with at length in both the Settlement Audit and the Settlement Background Paper. 1.2. However, some consultation responses to the Settlement Audit and the Homes and Settlements consultation intimated that the Settlement Audit could be further expanded on and clarified. 1.3. As such, the following profiles have been developed which seeks to provide portraits of each defined settlement within the borough (the Main Urban Area; 7 Main Towns; 10 Service Towns and Villages; and 12 Defined Villages). 1.4. Each portrait will expand on the results of the Settlement Audit, and will provide ‘profiles’ for each settlement, dealing with social, economic and environmental matters, as per the Settlement Audit. 1.5. This has given us a great exposure to, and understanding of, the challenges that the Motor Neurone Disease can bring. Life changes very quickly for those diagnosed with MND and for their families. The average life expectancy for someone with Motor Neurone Disease is just 2-5 years from the onset of symptoms. A third of people diagnosed will die within a year and half within 2 years. It’s a 1/300 lifetime risk in the UK of being diagnosed with MND. That’s 3 children in each and every school today. There is no known cause of MND and there is no cure or effective treatment, it’s always fatal. When Paul Stanway talked to us about the great work they have done in memory of their great friend Felly, we were very keen to help. Felly’s Football Tour will combine a 131 mile continuous walking tour from Liverpool FC (Felly’s favourite team) to Fleetwood Town FC calling at fifteen other football grounds in between. This is a journey of 130 miles. After a short break for breakfast, the walking will give to cycling as riders will then head north from Fleetwood Town to Barrow AFC via Morecambe FC, a journey of 73 miles.

Samenvatting Euroborg NV en FC Groningen hebben gezamenlijk een plan uitgewerkt om tot de realisatie te komen van een Topsportzorgcentrum (hierna: TsZC) in de stad. Beide initiatiefnemers hebben het plan uitgewerkt in een business case. Deze business case is mee ontwikkeld door toekomstige gebruikers van het complex, Inter-Psy en VNO-NCW. Voor de stad Groningen is het TsZC in meerdere opzichten een waardevolle toevoeging. Het college is dan ook content met het feit dat Euroborg NV, Inter-Psy, VNO-NCW en FC Groningen hun gezamenlijke ambities tot een concreet plan hebben gemaakt. Het TsZC vervult ook een duidelijke rol om de regionale voetbalclub FC Groningen toekomstbestendig te maken. Het TsZC is onderdeel van het strategisch plan van FC Groningen dat de toekomstige selectie meer regionale spelers kent. FC Groningen wil daarmee nog meer uitdrukking geven aan het regionale karakter van FC Groningen.
