The Property A substantial Grade II listed period barn of circa 1800 traditionally constructed of mellow red brick under a thatched roof. The property was acquired by the current owners in 2005 and was beautifully and sympathetically converted between 2007 and 2009 to a high standard to create a spacious family house with imaginative and well thought out accommodation. The conversion included the use of a lot of natural oak with a magnificent main reception and staircase hall and a custom- built hand painted kitchen with Aga. The house stands well in beautifully landscaped gardens and grounds and there are two one bedroom holiday cottages, Annexe Barn 1 and Annexe Barn 2, as well as The Cart Lodge Cottage which has two bedrooms. The Cart Lodge Cottage is currently used by a family member and the annexe barns currently yield a combined income of about £17,000 - £18,000 per annum. Situation Bengate is a tiny hamlet about a mile to the north of the larger village of Worstead, famous for its fine 14th century church. Norwich, the Cathedral city and regional centre of East Anglia, lies about 17 miles to the south and the town of North Walsham is about 3 miles to the north. The northeast Norfolk coast with its fine sandy beaches is about 6 miles whilst Coltishall on the River Bure is about 8 miles. Wroxham, the acknowledged centre of the Broads Network, is also about 8 miles. Outside The house is approached through a gravelled drive entered through brick gate piers with flanking retaining walls. The gravelled drive sweeps round the south of the house, finishing in a large gravelled turning and parking area situated to the southeast of the house. The drive also continues past the cart lodge to a further extensive gravelled parking area situated to the east of the house which also gives access to the holiday cottages. There is a substantial brick built garage block with a pantile roof with two enclosed garages with up and over doors and two open fronted garage bays. A most attractive area of formal landscaped garden lies immediately to the south of the house with a stone paved terrace and ornamental fish pond overlooking the lawned garden. This has well stocked mixed shrub and herbaceous borders, bordered by low ornamental brick walls and there is a further stone paved terrace looking back towards the house. The land lies to the south of the house where there is a further area of lawned garden. The land is well hedged along the boundaries and is all put down to grass, providing paddocks for grazing if desired. The gardens and land in all extends to 2.25 acres (est). Directions Leave Norwich on the B1150 North Walsham Road and at North Walsham, turn right signposted towards Stalham. After about 2½ miles, turn right signposted ‘Bengate and Weavers Way.’ Take the next left passing Lyngate Farm on the right and the drive to Bengate Barn will be found after a short distance on the left hand side (the second drive on the left hand side). The postcode for the property is NR28 9LU.
