Tuottotutkimus 2021 PTT & Suomen Vuokranantajat 7.7.2021 Uudistunut tuottotutkimus ja Suomen Vuokranantajien kaupunkiranking • Tuottotutkimus on Suomen Vuokranantajien Pellervon taloustutkimukselta (PTT) tilaama asuntosijoittamisen kaupunkikohtainen tuottoennuste. • Tuottotutkimuksessa ennustetaan kaupungeittain ja huoneistotyypeittäin vuokratuoton ja asuntojen arvon keskimääräistä vuosikehitystä ennen veroja vuosina 2021-2023. • Ennusteet on laskettu tämän vuoden tutkimuksessa yhteensä 27 kaupungista. Ensimmäistä kertaa mukana ovat Kerava, Järvenpää, Hyvinkää ja Riihimäki erillisinä kaupunkeina. Suuremmista kaupungeista ennusteet on laskettu myös Tilastokeskuksen aluejaon mukaisilta alueilta. • Suomen Vuokranantajien kaupunkiranking on myös uudistunut. Tutkimus on tehty vuosittain vuodesta 2013 lähtien. Vuokratuotto lasketaan vanhoille kerrostaloasunnoille. Asuntosijoittamisen kannattavuuden mittareita ovat: . Vuokratuotto ennen veroja . Arvonnousu . Asuntosijoittamisen kokonaistuotto (%) = Vuokratuotto ennen veroja (%) + Arvonnousu (%) 6.7.2021 Lähestymistapa . Asuntosijoittamiseen vaikuttavat myös alueelliset kehitystekijät, joita käsitellään tässä tutkimuksessa. Vuokratuoton laskemiseksi on tehty keskimääräiset alueelliset hinta- ja vuokrakehityksen trendilaskelmat, jotka perustuvat historiadataan. Hoitovastikkeen kasvuennuste vuosille 2021-2023 on sama koko maahan. Asuntosijoittamiselle on tyypillistä arvioida tuottoa myös oman pääoman tuoton kautta. 6.7.2021 Vuokratuoton laskeminen . Vuokratuotto ennen veroja lasketaan tässä tapauksessa näin: € 2 € 2 × 12 % = × 100 € 2 + € 2 + € 2 ⁄ − ⁄ 푀 ⁄ ⁄ ⁄ • Vuokratuotto lasketaan sitoutuneen pääoman sen hetkiselle markkina-arvolle. Vuokratuoton ja asunnon arvon välillä on käänteinen riippuvuus. Mitä suurempi on asunnon arvo sitä pienempi on vuokratuotto ennen veroja (muiden tekijöiden pysyessä ennallaan). Asunto hankitaan ilman lainaa ja varainsiirtovero asunto-osakkeista on 2 prosenttia. Remonttivarana oletettu: Helsinki 900 €/m2; Espoo 800 €/m2; Vantaa, Kerava, Järvenpää 700 €/m2; Tampere ja Turku 600 €/m2; Muu Suomi 500 €/m2. 6.7.2021 Arvonnousu • Vuokratuoton lisäksi on huomioitava arvonmuutos, jolla on merkitystä asuntosijoituksen tuoton määräytymisessä. • Huonoimmassa tapauksessa asunnon arvo voi myös laskea sijoitusperiodilla. • Arvonnousuun vaikuttavat talouden suhdannetekijöiden lisäksi kaupungin tai alueen demografisten sekä sosioekonomisten tekijöiden kehitys. Asuntosijoittamisen alueellisia eroja havainnollistetaan huomioimalla aluekehitys, jonka avulla tarkennetaan asuntosijoittamisen pitkän aikavälin tuotto-odotuksia. 6.7.2021 Hinnat ja hoitokulut . Koronakriisin aikana asuntohinnat ovat nousseet kasvukeskuksissa ja laskeneet yhä useammissa maakuntakeskuksissa. Koronakriisi edelleen polarisoinut kerrostaloasuntojen hintakehitystä. • Pidemmän aikavälin näkymä kuitenkin epäselvä. Vuosina 2021-2023 vanhojen kerrostaloasuntojen nimellisten hintojen oletetaan kasvavan koko maassa noin 2 prosenttia vuodessa (yksiöt 2,7%, kaksiot 1,5% ja kolmiot+ 1,9%). Kasvuoletus perustuu historiadataan vuosilta 2016-2020. Hoitokulujen oletetaan kasvavan vuosittain 2 prosentin vauhtia. 6.7.2021 Korko ja inflaatio . Uusien asuntolainojen keskikoron ennustetaan olevan 0,80 prosenttia vuonna 2021. Vuoteen 2023 mennessä viitekorko nousee vain hieman nykytasostaan. Euroalueella rahapolitiikka tullaan pitämään kevyenä tulevina vuosina. Inflaation ennustetaan olevan tänä vuonna 2 prosenttia, ensi vuonna 1,2 prosenttia ja seuraavina vuosina lähellä 1,5 prosenttia. 7.7.2021 Vuokrat . Koronan vaikutus vuokriin on ollut negatiivinen, ja nousuvauhti on ollut keskimääräistä hitaampaa. Vuokrien nousu on hidastunut. Viime vuonna vuokrat nousivat koko maan tasolla noin 1,2 prosenttia (Vapaarahoitteiset vuokrat / Tilastokeskus) . Tarjonnan ja kilpailun lisääntyminen ovat vähentäneet vuokrien nousupaineita. Vuokrien oletetaan kasvavan keskimäärin koko maan tasolla 1,3 prosentin vauhtia. 6.7.2021 " Tuottoennusteet 6.7.2021 Vuokratuottolaskelman aineisto . Yhteensä 27 kaupunkia, suurimmista kaupungeista mukana lisäksi alueluokitukset (esim. Helsinki-1, Helsinki-2 jne.) . Laskelmat perustuvat menneeseen historiadataan, jonka perusteella on arvioitu tietyillä oletuksilla vuokratuottoja eri kaupungeissa. Asuntosijoittamisen tuottoarvioita voidaan tarkentaa huomioimalla kaupunkikohtaisia erityispiirteitä. Väestönkasvu lisää asuntojen kysyntää, opiskelijakaupungeissa vuokra-asuntoihin kohdistuu aina kysyntää jne. Korkeampi tuotto vaatii usein suurempaa riskiä. Taantuvilla alueilla on usein hyvä vuokratuotto, mutta vaarana voi olla sijoituksen arvonlasku sekä riski tyhjistä kuukausista. Osa tekijöistä perustuu menneeseen dataan, osa ennusteisiin. Box 50007, SE-10405 Stockholm, Sweden E-mail: [email protected] *Corresponding author Received 20 March 2009; accepted in revised form 26 May 2009; published online 3 June 2009 Abstract Pupal exuviae of marine intertidal midge Telmatogeton japonicus Tokunaga (Diptera: Chironomidae) were found in September 2008 from the Gulf of Finland, Baltic Sea. Previous records of the species in the Baltic Sea were from Sweden, Denmark, Germany and Poland. Telmatogeton japonicus is an alien species introduced to Europe from the Pacific Ocean. It probably uses shipping as the vector, since in north-western Europe it has first been detected near large seaports. This was also the case in the Gulf of Finland. Our findings suggests that the species’ distribution extends further northeast in the Baltic Sea than understood before, and that the species is able to establish viable populations into fresh-brackish (salinity < 4 ‰) coastal habitats. The project supports the upgrade of approximately 60 km of railway line on the Kouvola-Kotka/Hamina sec ons and the construc on of a new railway yard at Kotolah . The improvements to the hinterland connec on are essen al to allow for a more effi cient use of freight traffi c on railways, for intermodal transport opera ons using the Motorways of the Sea ports of Kotka and Hamina. The planning and implementa on of the project also takes into due account reliability, func onality, traffi c safety and environmental considera ons. MAP Review The MidMid-Term Term evalua on concluded that the project proje can be completed by the end of 2013, provided any fi nancial uncertainty is eff ec vely removed. Moreover, administra ve procedures for diff erent works on the sec on Kouvola-Kotka/Hamina need to be approved before the end of 2010 and 2011.

But despite visual and material abundance, Uutinen has always approached her themes and subjects with moderation - thematically her works do not underline things nor do they give the viewer ready-made interpretations. Uutinen says that in the early stages of her career she explicitly tried to find a material that would in a way depict itself and be self-reflective. Through an emphasis on the construction of the work and its materiality, Uutinen’s art approaches what underlies it in our present age. Each brushstroke or mark always means something - there is no such thing as a pure sign. Marianna Uutinen’s works also operate on this principle, as a social sign of surrounding reality. CV Born 1961 in Pieksemäki, Finland. Lives and works in Helsinki. Marianna Uutinen is currently professor at the Art Academy in Helsinki.     Country and City Arto Paasilinna – The Year of the Hare Keywords Arto Paasilinna (1942-) Country/City/Village Nature/Culture Tradition/Modernity Arto Paasilinna Arto Paasilinna was born in 1942, one of four famous ‘author brothers’ (Erno, Reino, and Mauri) whose family came from the Petsamo district of Finland, from which they resettle. Paasilinna is known for his satires, which use exaggeration and invention to mock aspirations and expectations of Finland’s urban middle class, and which are popular literature that does not fit into the ‘high’ literary tradition of Finnish culture. We-house Kerava We-house Kerava is a low-threshold community house that is open to all citizens of Kerava. The facilitator of the we-house is The Mannerheim League for Child Welfare (MLL), Uudenmaa District, and for the first two years we-house is funded by the we-foundation, which aims to reduce social inequality and the exclusion of children, youth and families in Finland. During this time, we- house hopes to convince the city of Kerava to grant them permanent funding. The main aim of we-house Kerava (me-talo in Finnish) is to increase and promote the wellbeing of families and to provide them with support via participation, discussions with peers, and volunteering. We-house is open to all residents of Kerava and its neighboring areas regardless of age, gender or current social status. We-house offers a place for participation, inspiration and excitement; it brings joy to everyday life and enhances opportunities to find employment. All the activities and functions that arise from the wishes and needs of local residents are planned and carried out in conjunction with local service providers, organizations and companies. We-house provides open activities, decreases loneliness and enables different forms of support all under one roof. We-house also strengthens cooperation between the city of Kerava, organizations and parishes, as well as increasing volunteer activities in the area.
