North Cornish/ North Devon borders Semersdon Manor occupies a lovely rural position about one mile away from the Parish of North Tamerton. The setting of the house is ideal being secretly tucked away yet conveniently situated for the market towns of Holsworthy (7 miles) and Launceston (10 miles) and the North Coast (Bude) (11 miles). There are excellent links to the A30 dual carriageway and the M5 motorway at Exeter. Semersdon Manor Semersdon Manor is a charming Grade II Listed home full of character and set in a lovely, rural and very peaceful location. It is an outstanding example of a traditional Cornish Manor House and is constructed of part stone and part cob elevations below a traditional Delabole Slate roof. The date stone above the front door states 1633, in the time of Charles I, although it is referenced in records held at Truro County Record Office in an Assize in 1201 in the time of King John and also in a Feet of Fines in 1378, in the time of King Richard II. The property extends to about 4.7 acres and consists of the main house, a barn (with potential to be converted into accommodation subject to the necessary planning consent, a smaller barn with potential to be converted into stables, two small ponds and a larger pond that are linked via waterfalls and three paddocks. There is a stream at the bottom of the property. The property has been sympathetically renovated to a high standard to include a new kitchen, utility room, bathroom and shower room, together with updated wiring, plumbing and heating systems including under-floor heating. There are a wealth of period features throughout including exposed timber, original oak doors, large granite fireplaces, exposed stone walls with candle nooks, a plank and muntin screen, slate floors, leaded windows with mullions and an original indoor well. Of particular note are the two original granite inglenook fireplaces with wood burning stoves in the lounge and sitting room. The whole of the ground floor has oil-fired, under floor heating and the first floor has radiators that, again, are oil-fired. The property is approached via a wrought iron gate leading to a gravel drive to the front and surrounding the house. A granite step leads to a solid oak front door set in a granite surround. Set above the doorway can be seen a further granite piece engraved with the coat of arms of the Arundell and Carminowe families who were very prominent in Cornwall’s history, together with initials understood to be of the Arundell family heirs prior to the 1633 date engraved above representing the time the current house was built. The front door opens into the entrance hall leading through to the hallway off which are the lounge and sitting room. The lounge, with its double aspect windows, leads through to the study. The sitting room forms one half of a much larger room which is shared by the dining room. Off this room are the inner staircased hallway, the original pantry and the newly refurbished kitchen. The pantry still retains its original features including slate work surfaces. The kitchen has windows on two aspects and two stable doors, one which leads into the utility room which includes the boiler and a side door. Also off the main hallway is another original oak door that leads through to the Well Room. This contains the original well to the property and is still full of water. There is a back door off this room. Granite stairs with wooden banisters lead up from the inner hallway to the first floor landing and central corridor. There are a total of five bedrooms, a family shower room and a family bathroom (with both a bath and a shower). Four of these bedrooms are double with one single bedroom. Gardens and grounds These are a most attractive feature of Semersdon Manor and surround the property on all sides.
