The PIM is being distributed for information purposes only and on condition that it is used for no purpose other than participation in the tender process. The PIM is not a prospectus or offer or invitation to the public in relation to the Site. The PIM does not constitute a recommendation by RLDA or any other person to form a basis for investment. While considering the Site, each bidder should make its own independent assessment and seek its own professional, financial and legal advice. Bidders should conduct their own investigation and analysis of the Site, the information contained in the PIM and any other information provided to, or obtained by the Bidders or any of them or any of their respective advisers. Each Bidder must conduct its own analysis of the information contained in the PIM and is advised to carry out its own investigation into the prospects of developing the Site, the legislative and regulatory regime which applies to commercial development in India, and all matters pertinent to the Site and to seek its own professional advice on the legal, financial, regulatory and taxation consequences of entering into any agreement or arrangement relating to the proposed Site. The PIM is for use only by the Bidders. The PIM may not be copied, or distributed by any Bidder to third parties (other than in confidence to that Bidder’s professional advisers) or prospective consortium members. Under no circumstances should Bidders make contact with officers or employees of MOR unless invited by the MOR or in accordance with the PIM. CITY PROFILE 1.1 INTRODUCTION Kurnool is a city in the Kurnool district of Andhra Pradesh state in southern India, about 212 kilometres (132 mi) south of state capital, Hyderabad. It is the administrative seat of the district. Kurnool is the gateway to Rayalaseema and the largest city in the area, with a population around 329122. From 1 October 1953 to 31 October 1956, Kurnool was the capital of Andhra State. It has many educational institutions and is also a major hub for banking and insurance companies. Project Information Memorandum (PIM) Page 4 Development of MFC at Kurnool Town Railway Station Rail Land Development Authority 1.3 LOCATION AND CONNECTIVITY Kurnool is well connected to the other cities in the state of Andhra Pradesh as well as the rest of the country. 1: Location of Kurnool in Andhra Pradesh Hyderabad Kurnool Source: Maps of India Roadways Kurnool is considered as the Gateway of Rayalaseema as one must pass through Kurnool to reach Kadapa or Chittor or Anantapur districts while travelling from Hyderabad. Kurnool is connected to most cities and towns in Andhra Pradesh as well as to Bangalore and Chennai by the Andhra Pradesh State Road Transport Corporation (APSRTC) and the Karnataka State Road Transport Corporation (KSRTC). National Highway 7 connects Kurnool to Hyderabad (210 km, 4.5 hours), Anantapur (140 km, three hours), Hindupur {245 km, 5.5 hours} and Bangalore (360 km).The National Highway 18 Kurnool-Chittore connects the city to Panem,Nanydal,Ahobilam,Mahanandi(nearest to the highway),Maidukuru,Cuddapah,Rayachoty and Pileru,Chittore. There are also frequent passenger trains to Hyderabad, Delhi, Chennai, Tirupati, Guntur, Jaipur, Madurai, Shirdi and Bangaluru. The four railway stations in Kurnool District are Kurnool Town, Adoni, Nandyala and Dhone junction. Adoni is on the Chennai-Mumbai Railway Line and several trains run daily to these cities and New Delhi. Nandyal is on the Guntakal -Vijayawada Line and has daily trains to Hyderabad, Vijayawada, Bengaluru, Vishakhapatnam and Howrah. Dhone junction is situated on the Gooty -Secunderabad Line as well as the Hubli-Vijayawada Line. All the trains which pass through Nandyal and Kurnool pass through this junction. Airways The nearest airport is Rajiv Gandhi International Airport, at Hyderabad, which is a three and half hour drive from Kurnool City. 1.4 DEMOGRAPHY As of 2001, Kurnool district had a population of 3,529,494 and Kurnool Town was 269122. The average literacy rate of the city is 53.22%. To the north of the plot are a garden and the railway colony. To the south is the station circulating area. The GRP office and the MU office bound the western end of the plot while the railway colony is to the east.
