The Inn On The Green Chapel Street | New Buckenham | Norfolk | NR16 2BB RAISE A GLASS! “Time to toast this former pub, now a wonderful home with potential for more. A first-floor apartment and permission for two others, or a magnificent family abode to adore. Packed with period features and sitting by the village green, the position so pretty it really deserves to be seen. A rare opportunity this is not to be missed, and once you’ve viewed it, how could you possibly resist?” • A superb Period Residence, a Former Well Regarded Restaurant situated on the Village Green in need of Further Conversion • The Property has Planning Permission for Three Apartments but is now in the Process of Gaining Permission for One Single Family Residence • Existing First Floor Three Bed Apartment in Outstanding Order • Existing Courtyard and Versatile Outbuilding • Parking for up to Four Cars • Outstanding Village Location • The Accommodation extends to 4,076sq.ft • Energy Rating: E In the perennially popular village of New Buckenham, this character property consists of a former pub that’s been beautifully restored by the current owner. Upstairs you’ll find a charming, bright and welcoming apartment that’s been recently upgraded, while on the ground floor, there’s permission for two further apartments. Alternatively, you could convert the whole pub into one incredible home, and you’d be able to live in comfort in the existing first floor apartment while building works were carried out. An Historic Home The property was built in 1898 as a hotel, in anticipation of travellers passing through the area by train. Unfortunately for the hotel owner (but fortunately for the residents of the peaceful village today!), the train line never passed through New Buckenham and the hotel became a pub and later restaurant. When the current owner came here in 2011, he knew the property was in need of cosmetic updating but soon found out renovations were also required. He invested heavily in repairing and upgrading the building, with a new roof, electrics, plumbing, plastering and more. He also skilfully updated, while allowing the original features to shine through in this attractive Victorian property. He created the first-floor apartment and very much enjoyed living there himself for a number of years. With three bedrooms, a comfortable sitting room, lovely sociable kitchen diner and two bathrooms, there’s no shortage of space. You also have gorgeous views out across the village green and the pretty period properties that line it. Luxurious Lodgings There’s currently planning permission for two ground floor apartments in addition to the first-floor accommodation – and the owner has applied for permission to convert the full pub into one magnificent home that would extend to almost 400 sq.m. With the generous proportions, period features including decorative plasterwork, high ceilings, picture rails and fireplaces, plus light filled rooms, it’s easy to imagine what an impressive and attractive home it would be! Rarely does an opportunity arise where you get the chance to design and convert your own home within the walls of what is already a wonderful period building. The potential is enormous – perhaps 5/6 bedrooms, an incredible regal sitting room and an open plan breakfast kitchen and living area. The opportunities are endless! There’s off road parking and outside space too, with a pretty courtyard where you can relax in the sun or sit out with friends for a summer barbecue. Outbuildings add further flexibility to this interesting and unusual opportunity. And how convenient to be able to live in style upstairs while your new home takes shape below! Getting Out And About New Buckenham has a reputation as being a very desirable village – and it’s easy to see why. Properties don’t come up here very often, and when they do, they’re usually snapped up quickly. In part, this is due to the attractive period buildings around the village, the central green with its original historic market house, plus the large common, owned by the Norfolk Wildlife Trust. This is a Site of Special Scientific Interest and is home to rare plants, grazing cattle and a stream. On the other side of the village you’ll find the remains of a Norman castle. The historic village benefits from a general store, a village hall which is home to a number of groups and community events, plus a pub, tearoom and church. Another huge part of the village’s appeal is its location. Although the immediate surroundings are rural, you’re well placed here to get out and about – perfect for work or travel. Both Attleborough and Diss are nearby and both have train stations, the former taking you to Cambridge in around 55 minutes and the latter heading to London Liverpool Street in around 90 minutes. The vibrant city of Norwich, fast gaining a reputation for being a centre for both culture and shopping, is less than half an hour from your front door. This really is the ideal position for anyone who wants to live a laid-back life in a pretty countryside village but needs to be able to travel further afield when required.
