New Buckenham | Norfolk a BRIGHT FUTURE New Buckenham | Norfolk A BRIGHT FUTURE “With a colourful past and a most promising future, this winsome home has a story to tell. Lovingly updated and extended by the owners, it’s proved a wonderful place in which to dwell. Period features blend with modern comforts to provide a home with a heart and a truly friendly feel, all set within a lovely walled garden with parking and studio to add to the appeal. Shops, schools and more can be found close by but when you’re at home you can relax and unwind. Come take a look at this impressive abode – a period piece that’s truly sublime!” • An impressive Grade II Listed Period Residence situated centrally within the sought after village of New Buckenham • Four Double Bedrooms; Two Bathrooms • Three Receptions; Conservatory • Spacious Breakfast Kitchen with Separate Utility • The Property has been Sympathetically Extended • Original Character can be found throughout with Patterned Tiles, Pamments, Timber Floor, Fireplaces, Vaulted Ceilings and Exposed Beams • Walled Gardens; Generous Gardens extend to 0.4 acres • Garaging with Studio/Games Room Above • Rear Access • The Accommodation extends to 3,333sq.ft • No EPC Required In a private position in a highly desirable village, this attractive character property boasts more than first meets the eye. The large walled garden is an unusual feature for a property within the heart of the community, while the recently renovated accommodation means you can move straight in and embrace the comforts of this welcoming home. Moving With The Times Dating back to 1542 in its oldest parts, this period home was originally owned by the Kendall family and was enlarged in 1560. It would have been a very large and impressive three-storey home. In 1627 it was altered to become the lodge, or steward’s house, for a nearby property, The Rookery. It was partly rebuilt in the 19th century and more recently modernised, first in 1986, then again around 20 years ago, when the current owners moved here and embarked on a programme of restoration and refurbishment. “It was rather a blank canvas, as the 1980s renovation had been very much of that time,” they explain, “We were able to uncover timbers that had been boarded over and to restore original features, as well as adding modern comforts and a further extension”. A Warm Welcome For All This new addition to the property includes a dining room with a large bedroom above, as well as a stunning Amdega wooden conservatory – a real highlight. The owners have also built a garage with games room over that’s a great space for family fun: “We currently have table tennis and gym equipment in here”, as well as having potential for a home office or a den for older children where they can hang out with friends. It would also make a great studio or music room and could potentially even be converted into an annexe. However you choose to use the space, there’s no doubt that overall, this is a fantastic family home. The owners came here when their youngest daughter was just a baby, so their children have grown up here. When the family were younger, the owners spent a lot of time in the kitchen, then as the kids grow older, the family spread out more, wanting their own space. “People are drawn to the kitchen, particularly in winter, because of the Aga.” The owners have hosted extended family for Christmas every year but one, with dinner around the dining table and carols around the piano, while the twinkling lights wind their way up the stairs, leading to the bedrooms beyond where you can enjoy a comfortable night’s sleep and views over the garden when you wake the next morning. A Haven In The Heart Of The Community The walled garden is beautiful and so wonderfully private – nobody can see in and you can’t see out, so it’s delightfully secluded and relaxing. The grounds are enclosed to be safe for dogs and small children. This is a very unusual place being within the village – but unlike most houses around here, you have mature trees, a garage, off-road parking and a large garden, so it’s a rare find. The owners have installed outside lights, so the house looks stunning at dusk and after dark. There’s plenty of space for a keen gardener to indulge their hobby and the village has a gardening club where you can meet like-minded people. The owners have certainly embraced village life, popping to the well-stocked village shop for those everyday basics, their children getting the school bus with friends in the mornings and so on. There are two good pubs here and many different special interest clubs, so if you’re new to the area, you’ll soon fit right in! “You can get involved as you like but there’s no pressure to do so and people will always smile and say hello – it’s a friendly place.” The owners have also found it ideal for commuting, being so close to Attleborough and Diss, both of which have trains travelling to London in just 90 minutes. The Accommodation You move through the front door into the… Main Reception Hall You immediately note the pattern tiles underfoot along with a door directly in front of you affording access out to the rear gardens. An exposed beam can also be found to the ceiling. A door to your right takes you through into the.. Sitting Room Gorgeous oak flooring can be found underfoot, whilst directly in front of you is a fireplace with wood burner set within. A large sash window offers a street scene over the centre of the village, whilst above there are a multitude of exposed beams and timbers. Returning to the hall, to your left you discover the… Conservatory A new addition, built by the current owners, the conservatory best takes advantage of the views over the impressive mature gardens. French doors afford access out to the terrace. Pamment tiles can be found underfoot, whilst you also have the exposed brick of the original external wall. Returning to the hall, you notice the stairs rising to the first floor before moving through to the… Breakfast Kitchen Found to the centre of the home, the kitchen benefits from wonderful high ceilings. You note the central exposed beam. An oil fired Aga acts as a focal point within the room, whilst hand crafted kitchen cabinets and oak work surfaces are found to three aspects. Further original character includes the patterned tiles underfoot, whilst windows offer a double aspect to the front and rear. Found just off the breakfast kitchen, there is a wonderful walk-in pantry. Set just off the kitchen is a rear reception hall, where you discover the utility room complete with WC. Study This room has a continuation of the pattern tiles underfoot, whilst a large window offers fabulous views of the gardens and drive. Dining Room A versatile space, this room forms part of the new extension built by the current owners. It is used as a combined dining and music area, with numerous windows as well as French doors providing plenty of natural light and access out to the gardens. Underfoot you notice the wonderful oak flooring. The first floor accommodation consists of… Three Bedrooms The largest of which is the master bedroom suite. Which has a wonderful view over the market place. The room itself combines fabulous original character, with its exposed beams and sloping floor boards. The current owners have introduced an en-suite shower room, with the white three piece suite contrasting beautifully with the floor and wall tiles. The second largest of the bedrooms on the first floor forms part of the newer extension and is a generous sized room with three windows offering a triple aspect out over the gardens. Main Bathroom The white four piece suite which includes a free standing bath, a WC, a wash basin and a separate shower, contrasts beautifully with the oak flooring. Fourth Bedroom This is located on the second floor and is ideal for guest or teenage accommodation as it is set well away from the remainder of the accommodation. This room is in its original state, with fabulous floor boards and exposed beams as well as a vaulted ceiling. Numerous windows once again provide light and fabulous views over the entire village. The Grounds The property is accessed via impressive double timber gates, with the shingle drive sweeping round its eastern boundary leading directly to a detached open fronted double cart lodge with impressive studio/ games room over. This is accessed externally via a staircase. The impressive mature gardens are bordered from the village via an original high level brick wall. The drive itself is flanked by mature trees including yew, cedar pine and sycamore. With the remainder of the front garden laid to lawn, with deep garden beds running along the wall and an entertaining terrace that runs along the front of the home. To the rear of the home is a shingled courtyard area, with a door affording access out to the village. In all, the gardens extend to approximately 0.4 acres.
